Not Renewing my lease
Former Tenant
Pros:
Building is pet friendly and pretty clean. The rooftop is nice in the summer and the apartment itself is nice (just small).
Cons:
the building manager is horrible, you will never get a hold of him and maintenance issues take weeks, sometimes months to fix. ConEd bills are insane ($200-300/month for like 500 sq ft) and the heat does not even work. There are COLD drafts from the windows in the winter. Closets are also very small.
Advice to owner:
Hire a new property Manager.

The bar is in hell
Former Tenant
Pros:
1. The overall layout of my apt. 2. The rooftop indoor / outdoor spaces 3. The package room 4. The keyless entry
Cons:
1. As per our lease we’re supposed to have a doorman and we don’t. Whenever it’s brought up to the building manager he tells us the building will raise our rent if we ask for one. 2. The lock mechanism on the building doors (building front door, rooftop door, gym door) are constantly breaking. 3. The package room lock sensor doesn’t work properly and we get “locked” inside the package room often. 4. Ppl are stealing our packages from the lobby all the time. We’re all pretty sure the cameras in the building don’t work.
Advice to owner:
Get us the door man we’ve been paying for and finish the work being done on the roof.

Looks nice but built like crap
Former Tenant
Pros:
- new building - has rooftop and gym - has parking - some units have big patios
Cons:
- unfinished lobby - poor insulation between units - unfinished painting, hardware in “new” units - broken bathroom mirror and chipped tub in “new” unit - unprofessional management and maintenance - rowdy neighbors who throw parties on the communal roof or let their dogs piss up there - leaks in lobby and some units
Overall do NOT recommend
Advice to owner:
Hire a professional management company

Beautiful apartments, negligent management
Former Tenant
Pros:
Beautiful light and floor to ceiling windows, rooftop with gorgeous views and privacy, good location, solid construction
Cons:
Haphazard finishings in some places for a “luxury” building, extremely unresponsive building management if anything breaks (can take up to 7-8 weeks to get things fixed)
Advice to owner:
Hire a more dedicated super who can address issues in a more timely fashion
