Please Avoid This Old Building

Pros:
-Proximity to transit and laundromat. -Heat in building (when it was working). -Nice and sympathetic neighbors
Cons:
-Non-responsive management, but suddenly maintenance shows up without calling or scheduling. -No cleaning in public areas. -Extremely noisy outside. -Old building means old *everything* (drafty windows, walls, electric, heating)
Advice to owner:
Having a super would solve so many issues.

Great bones, little attention paid by management company

Pros:
Great location, whole building gets great light. Several corner units are sunsoaked and lovely.
Cons:
Interior hallways are neglected and there's no super whatsoever. Management is in Bay Ridge and could care less about the building. When something breaks it's usually an uphill battle. Hot water intermittently off at least once a month, some heating issues in the winter.
Apartments have intercoms but no buzz for entry and no ability for package delivery. Any arrivals at the front door require tenant to walk down 3-4 flights of stairs to receive. Stairs are in bad shape and may pose accessibility issues.
There's a few gigantic 5g array on the roof with warning signs about dangerous proximity, more than of which is directly above bedrooms/kitchens on the top floor.
Advice to owner:
Get a super, make some improvements,

Nothing ever gets fixed

Not much positive to say
Cons:
There’s mice in the building, stairs are not up to code, the hallway lights are always going out and take months to get fixed, buzzer was broken a year ago and the management company just talks about how they have to get approval from someone else in order to fix it. There’s cell phone towers on the roof so it’s not safe to go up there, however door to the roof does not close properly so it’s always cracked open.
Advice to owner:
Invest in your property. The rent is not cheap, what is all of that money being used for?
