You're better off in a cardboard box

Pros:
Nothing. Literally nothing.
Cons:
The landlord is a known slumlord who will do everything possible to break the law, including illegal evictions, and was being investigated by the city for tenant harassment. There are multiple enforceable clauses in the lease designed to scare tenants, he does not respond to repair requests, and if you enjoy mold, leaks, and cheap and dangerous appliances that break, this is the building for you. There is inconsistent heat and hot water that requires banging on the boiler in the apartment. The landlord also turns off the heat in the always filthy hallways, and the apartments aren't insulated, so enjoy freezing in winter. That fancy intercom buzzer? It doesn't work and never did - the landlord refuses to repair it. The front door is often broken, and packages are always stolen. During my time there, there were two gas leaks, and residents didn't have heat or hot water for a week. By the time I left, there was a notice sent by the city citing a roach infestation in the building, the ceiling in my apartment was caving in, and mold was growing in the walls because of water damage.
Advice to owner:
My advice to current tenants is to look up your tenant's rights and don't be afraid of this psychopath landlord. Call 311 and file complaints because you are paying for the hellhole he wants you to live in, and the state binds him to uphold the Warrant of Hability. The landlord loves to point the lease, assuming you never read it or didn't understand it. Still, his refusal to make repairs violates the Warrant of Habitability in the lease. Point that out, and make it clear you know the law.

2017-2019: Frustrating and expensive place to live, but not all bad

Pros:
The maintenance guy was great, though too busy to get ahold of most of the time (see cons). Tenants pay for heat and hot water, but the building (or at least my unit) was significantly better insulated than most - my highest gas bill ever was just $60. The other tenants were quiet and drama-free, mostly.
Cons:
Unresponsive, sketchy landlord - very difficult to get anything repaired. Common area washer and dryers couldn't go more than a week or two without getting error codes due to people overloading them, taking them out of service. Sullen, ineffective, unempowered superintendent. Yard filled with construction trash, cars, unmown lawn. Neighbors fed the stray cats, so you could hear cats fighting at midnight. Some apartments don't have AC wall sleeves, and you can't use a conventional window AC in the tilt and turn windows, so avoid those ones. My unit came with a broken oven, a gas leak, a roof leak, and an improperly installed window. I had to bleed air out of the radiators and repressurize them to get the boiler in my unit to stop throwing error codes - obviously that's way beyond what should be expected of a tenant, but the other option was just to go without heat or hot water (which is what it sounds like happened to the other reviewers) because management is so unresponsive.
Advice to owner:
Next time you do a flip like this, don't buy the cheapest possible appliances and LEDs on Alibaba.

Pros:
Units were recently renovated.
Cons:
Extremely dirty. The side yard and front are always filled with garbage. There are molds all over the basement floor. Recent roach and mice infestation. Heat is never working. The building didn’t have gas/heat for three consecutive days during a winter storm in 2022. The street is always filled with drug addicts. The washer and dryer machines never work for more than a week. Owner is unresponsive. He once allowed one of his handy man to park his car on the west yard and the car alarm went off for 4-5 hours. The owner refused to shut down the car or remove it for no apparent reasons.
Advice to owner:
Clean the place.

Pros:
the windows were nice! until it got cold and then my heating bill became a quarter of my rent.
Cons:
scott is a literal slumlord, google him - mid-70's in the worst landlords in NY list, has 3 guys trying to run 10 properties, super hostile if you ask him for anything at all, nothing is clean, nothing gets fixed, the helpers almost set someone's on fire after entering without permission, black mold everywhere, leaks, mouse problems, the rooms could be gorgeous but they're finished really badly if you look closely.
Advice to owner:
lol enjoy your future lawsuits

Pros:
The building didn't explode during the last gas leak when we didn't have heat and hot water for days.
Cons:
Dude puts the slum in slumlord. Just moved out a few months ago. Did not make repairs unless I threatened legal action. The common areas were always dirty, no heat in halls in winter, the doors aren't insulated, so you freeze. Front door didn't lock half the time, Mold and cockroaches all over my apartment and landlord could give a shit. The apartments look nice, but cheap and things break. My shower drain always smelled like sewage, Intercom was broken and never worked. Guy and his maintenance man scream and lies to your face. Ask anyone else who lived there.
Advice to owner:
No advice for a slumlord. Dude is broken inside.

Pros:
Close to subway and great food.
Cons:
Everything. Scott is cheap. He will not try to fix anything with your apartment until it is completely destroyed. He definitely won't fix anything communal. The washer and dryer will make your clothes smell. Getting laundry cards is a genuine pain. The homeless people outside can get a little rowdy but they're honestly harmless.
Advice to owner:
Hire a competent property manager. Stop being so stingy. Learn to respect other people's lives.

An affordable nightmare.

Pros:
Great location, close to the trains and plenty of nightlife within the area. The neighbors are fantastic.
Cons:
Laundry machines often broke down and were unreliable. Would take my laundry to a laundromat 10 min away on Atlantic. Plenty of water leaks in the roof and walls. Overall construction of the rooms are quite poor, with awkward spacing and layout. Fixtures and shelving evidently looked hastily installed and would break. Heating during the winter is almost non-existent, I had to purchase a space heater for any warmth. Everything relied on your room’s gas boiler, which is a separate utility. Roaches are prevalent in the entire building, I’ve even seen them in the mailboxes. Management are largely unresponsive and slow, will dodge issues or outright ignore you.

Pros:
The building has nice history to it... Nothing else is a pro - all amenities are broken and the owner has no intent to fix or replace, only to do the bare minimum.
Cons:
- Heat breaks daily (includes gas for cooking, heating, and hot water) - Landlord gas lights tenants and tell them they are being too needy when they are asking for the basic rental rights. - Doesn't use a normal management company - Scott funnels all requests and complaints through his personal cell phone - there is no way for a tenant to get realistic updates or solutions. - The space is overpriced - callbox system has never worked. I must walk downstairs to let all food and deliveries into the building - packages get stolen regularly
Advice to owner:
Sell your properties to someone else because you aren't cut out for this job. You are a schemer and should have trouble sleeping at night.

Pros:
The building would be nice if you put it on a different street and it had different management
Cons:
Roaches and other pests, poor heating system not included in rent, horrible management, not clean, loud neighbors, lots of noise on the street, many homeless drug addicts near Nostrand bus stop, front door often not secure, many packages stolen. The building also faces north so there is NO direct sunlight. In the winter the boiler kept shutting off and every time they would “fix” it by banging on the side of it til it turned back on. Finally after 5 or more times they replaced a part. My gas bill in the winter was $125.
Advice to owner:
Take responsibility for your tenants and care about them
