Some original details.
Cons:
Landlord is horrible! She’s lies, is mean, and just a nasty person. She will raise the rent without even doing the minimum of maintenance. There were mice, problems with the electric, leaks all over and mold. Worst “reno” I have ever seen. The amount or corners cut is unbelievable. She also definitely has illegal stuff going on with her “policies.” Just stay away. Theres nothing worth the headache of dealing with this person.
Advice to owner:
Just sell the building. You clearly dont want to be a landlord.

Friendly neighbors, backyard, beautiful architecture
Cons:
While I was living at 172 Herkimer we encountered black mold in the basement, rodents in the kitchen, and a major plumbing issue on third floor which leaked through the light sockets to the second floor master bedroom. In contacting the landlord for all these issues, she questioned the validity of our claims, was defensive and blamed us for the issues, and then took weeks to resolve. We saw a level of disrespect for the neighbors when she had a fence built in the backyard and didn't consult with them about the design or final cost until after it was built. The brownstone has multiple public city violations and she was sued by a previous tenant for unsafe conditions. Her actions showed no regard for the condition of the brownstone, the tenants, and neighborhood community. She's friendly at face value but condescending and rude as a landlord--do not rent from her!
Advice to owner:
If you want to be a landlord you actually need to take care of your building and listen to your tenants when problems arise. It's part of the job. Hire a property manager if you don't want to be bothered.

Mold, faulty electrical, poor appliances, roaches, mice, crumbling finishes, particle board vanities, blood splatter, fly infestation at the front door, rotting wood underneath peeling paint, dirt floor basement, unsealed storm door
Advice to owner:
Actually fix problems instead applying a short term bandaid
