Decent sized apartments with many issues

Pros:
Good sized apartment. Quiet.
Cons:
Landlord/management company completely unresponsive. No response to emails or calls for 8 years. Does not follow rent stabilization laws. Not well maintained. Super does not do his job and does not live on site. Repairs are not completed in a timely manner. Garbage and recycling often overflowing. Pest control is lacking.
Advice to owner:
Please respond to tenant inquiries.

Pros:
Elevator building, spacious apartments for the price, pet friendly, centrally located
Cons:
Thin walls, squeaky floors, slow to respond building management, building controlled heat, history of thefts and break ins in lobby
Advice to owner:
Invest in some wall insulation

It’s just okay

Pros:
Super and handy man respond quickly. Rent stabilized is great.
Cons:
Regularly have to reach out to management that heat is not on. No recycling on 1st floor so 2nd floor bins regularly over flow. Super regularly not wearing mask inside building. Lock frequently breaks and gets taped open. Took a long time to get front door fixed after break ins in the summer. Unwilling to negotiate rent due to covid.
Advice to owner:
Give your residents a little more compassion and not just the bare minimum.

Pros:
Great location, rent stabilized. Give Evodio a raise because he gets stuff done quickly and also responds to our texts. I thought he was the super for the first few months.
Cons:
Packages were getting stolen from the lobby and the owners/super thought putting up a half-assed written sign would solve the issue….it didn’t. Sherman wasn’t happy that we didn’t give him a heads up that we were moving out early. We told his bosses so whose problem is that? Pest control should spray when most tenants are home, not in the middle of the day on Tuesdays.

Decent Building Needing Much Improvement

Pros:
Because of many rent stabilized units in this bldg, there is a good mix of residents (old & new). There is also good steam heating & a new virtual doorman system. Mgmt has become more responsive over the years (thru email).
Cons:
The bldg is run down and dirty and struggles with pest control. The elevator too frequently goes off-line (3-5 times a year). The traffic noise from Atlantic Avenue is endless. The water pressure is barely adequate.
Advice to owner:
Invest in more frequent pest control procedures. Refinish the lobby and install a package container there to prevent mail theft.

Good prewar building

Pros:
Recycling is well managed. Walls are thick, I almost never hear neighbors. Great neighborhood close to trains and several different areas with bars and restaurants.
Cons:
Construction noise from across Clinton. Pest control could be better, they just knock on your door out of the blue and if you miss them you’re out of luck. Water sometimes takes forever to heat up.
Advice to owner:
Add a lock to the front vestibule door (!)

Decent building, poor mgmt and super

Pros:
The building has an elevator and a new intercom system with video (ButterflyMx). Pets allowed. Decent appliances in the units that have been renovated. Exterminator comes regularly. Friendly elderly neighbors on my floor, folks who have lived here for several decades seem to look out for each other. The “handyman”, Evodio, is a gem. Always friendly, available when we need something, can pretty much do anything we ask. Thank god for Evodio. He basically does everything a super should do. Rent stabilized. I like having a garbage chute on each floor.
Cons:
The super Sherman can be a real jerk. For example, when we first moved in we had to ask him multiple times to install a smoke detector and after the 3rd or so request he drops off an old, dusty smoke detector at our front door, doesn’t even offer to install it. I had to reach out to the landlord who referred me to the Evodio who put it up for me. Sherman also doesn’t live in the building, which the listing says he does. He lives all the way out in Queens so you’re shit out of luck if you need something on the weekend. We’ve had a lot of package theft in the past, it comes and goes. The heat sometimes doesn’t come on until too late in the season, we’ve had to email the landlord to tell them to turn it on. The stairwells can be kind of dirty, not sure if/when they sweep and mop. Nobody seems to know how to recycle correctly despite all the signs on each floor.
Advice to owner:
Make Evodio the super and give him an apartment in the building.
