Avoid at all costs

Pros:
Good water pressure, on a quiet block.
Cons:
No heat and hot water in the apartment on eight separate occasions over a period of seven weeks, including on Christmas day. Landlord has provided a compensation of $63.
Severe infestation of mice in my apartment. I trapped a total of twelve mice in the space, most of them after a delayed and insufficient exterminator's visit. The interior of the building is consistently dirty as there is no set cleaning schedule in place. Trash is inconsistently picked up, leading to overflowing garbage cans, flies, rats and unpleasant odors. Furthermore, the upstairs tenant uses the front of the building as a junkyard, storing his stolen goods, which is both unsightly and unsafe. The front door does not shut properly, leaving the building open to potential intruders. It is unclear who is responsible for the upkeep of the building, and tickets are not responded to in a timely manner, if at all. THERE IS NO DIRECT CONTACT INFORMATION FOR THE LANDLORD, and TENANTS ARE DIRECTED TO CALL CENTER IN ASIA when they attempt to contact management. Additionally, supers are constantly being switched and reassigned without alerting the tenants, making it difficult to address ongoing issues. The landlord's strategy of siloing tenants from management is deliberate, as it prevents tenants from reporting problems or making suggestions to improve living conditions.
Property Manager sent a building-wide email, ccing all tenants, which contained my contact information. This email was a violation of my privacy and put me in danger. An upstairs tenant is violent and has threatened me and other tenants, including neighbors on the block. I have reached out to the landlord multiple times for help with tenant and received no support. I have had to purchase home security and personal safety devices to protect myself now that they have shared my contact information with him.

Pros:
Location, renovation finishes are OK, and units are reasonably sized
Cons:
The building is marketed as a "luxury" option and is priced as such. In reality, it's a cheap flip of a brownstone that has hold over tenants that make the building close to unlivable. Tenants in the building have experienced:
- Countless packages being stolen
- Front doors without locks and a broken window that makes the lock useless
- Mice infestation
- Roaches
- Unauthorized access to units
- Repairs done without consent resulting in ceilings being open for extended periods
- Noise issues late at night
- Rank smells from other units
- Being harassed by other tenants
Multiple people have moved in and out within a month. Management plans to put new tenants in the building without notifying them of the many issues.
Advice to owner:
Hire more staff, deal with the issues.
