the end is nigh
Former Tenant
Pros:
great neighborhood, great neighbors, great light.
Cons:
the real estate company who owns this building really doesn't care about the tenants. you can tell from the plastic light fixtures and cheap vinyl flooring that they do the absolute bare minimum to keep this place together. they are adding significant price increases to rent ($700), I am sure that all tenants are about to get the boot. this building and the apartments are barely worth the rent we already pay (peep inside the interior lining of the washing machines, potential gentrifiers replacing us!!), and by hurting the people who live here (some of whom, especially black folks who have lived here for decades), it only proves how craven and disconnected these mgmt companies really are.
Advice to owner:
please care more for the tenants. please don't raise the rents.

Great location with downsides
Former Tenant
Pros:
Good sized apartment, great location, relatively cheap for the area
Cons:
Older units, not updated, loud bar across the street, elevators were always out

Great location, less than great building
Former Tenant
Pros:
* Location is almost unbeatable * Close to lots of restaraunts * Close to Fort Greene Park * Lot's of trains/buses * Decent space in 1 bedrooms * Ok price for the area
Cons:
Basically everything else. We had pest issues (roaches and at one point mice) that persisted for most of our time there. While the water pressure/temp is generally decent, it went down pretty frequently and would always take too long for anyone to address it. Trash rooms on our floor was a bit of a mess and people would often not care to knot their bags (even found a mouse in there once rooting through an open trash bag) Management never seemed particularly interested in making it a good environment to live in given the cost of the space. The elevator was reguarly needing service leaving the entire building with a single elevator.
Advice to owner:
Be more transparent and respond much more quickly to tenant concerns or issues. Take better care of the maintenance of the property so that the space feels comfortable and people would want to call this space home.

Not well maintained
Former Tenant
Pros:
Spacious apartments, 2 working elevators, nice light
Cons:
Cockroaches in building and basement with laundry is smelly and has flies. A&E manages building and is extremely unwilling to fix things like broken windows.
Advice to owner:
Put more effort into maintaining the basement and fixing actual apartment issues. The rent is not cheap but they act like it is.

Worst Management
Former Tenant
Pros:
Location. Rehabbed units have built-in storage. Lots of closets.
Cons:
Roaches everywhere, even found one inside my fridge. Common areas never cleaned, laundry room in basement is never cleaned. Elevators often break. With people trapped inside. People get inside all the time. Packages are constantly stolen. Often find empty boxes in stairwells. Squatters live in unrented units. The super does NOTHING. Water leaks, they did nothing even when water was leaking into and through my microwave onto the stovetop (from a higher floor). Way overpriced for the state of the building, rehab of the unit is not worth living there. It’s rent stabilized but they don’t comply with any of the laws to screw you on renewal. They tried to increase my rent during the height of the pandemic.
Advice to owner:
Get a new management company and new super.
