Expensive pest free 1br plus office

Pros:
The building was renovated with no pest issues or major insect issues. The super was friendly and mostly responsive. The landlord owns a store below and is easy to reach if there's an issue. Location is ideal if you commute between Ridgewood, Greenpoint, and Downtown.
Cons:
Approval process was tedious and strict if your are self employed or have an atypical income situation. Landlord raised the rent 20% after the first year and again when I moved out 6 months later. Apartment was small and the 2 bedroom would probably be considered a 1br plus office in another city. Landlord plays loud music from his business during business hours which was very audible even from the 3rd floor, making the front room not really usable as a bedroom. The street was often dirty and smelled terrible in the summer because of a poultry business across the street. You control and pay for heat, the third floor apartment was warm in winter and in summer. There where regular issues with the apartment such as the skylight leaking, water heater pilot going out, sinks not training despite repeated draino, windows not locking, no doorbell. The neighborhood is somewhat seedy and also somewhat gentrified. I never felt unsafe but my mom and boyfriend didn't feel safe walking about at night there. Decent grocery store and late night bodega options but not great coffee or restaurants in the area. Family landlord with a mostly nice and understanding owner. Owner's son was unprofessional and inconsiderate around showing the apartment when I was moving out. Owner kept 10% of security deposit for a few food stains left inside the oven and microwave despite giving the ok at walkthrough and key return.
Advice to owner:
Be more on top of basic building maintenance and upkeep. Treat your tenants with more respect and be more realistic about the rent price and you will have longer standing tenant relationships. Don't let your son get involved in the tenant issues.
