Great From The Outside

Pros:
Good location for public transit right next to Myrtle Broadway JMZ, updated appliances, huge windows
Cons:
Terrible management, partying, lots of pests (rats, roaches), etc. Fourth bedroom has no windows. No windows in living spaces (living room, kitchen).
Advice to owner:
Stop ghosting your tenants.

Pros:
The rear (“R”) apartments are quiet, the aesthetic is good.
Cons:
They list the apartment as 3.5 beds 1.5 baths, but the half bedroom is unofficially rented as a fourth bedroom. They get around this by having all four tenants sign one lease- there’s no window in the fourth bedroom or in the main room. Roaches in the apartment for over a month with insufficient response. Maintenance is very slow and condescending, does not answer phone most times. Laundry does not work in basement and has many pest issues (gnats, flies, rats). Neighbors leave trash and spills all over stairs regularly with irregular/lack of cleaning. The rooftop is littered with clothes and furniture. Upstairs neighbors are heard incredibly loud just through daily tasks, and ground floor neighbors throw loud parties until 5am sometimes, making it difficult to sleep with inappropriate conversations to listen to for children.

Pros:
Large windows, updated kitchen and bathroom, easy access to the JMZ line
Cons:
Terrible pest control, roaches, rats in basement, fire hazard fourth bedroom with no window, windows not able to open, trashed rooftop, noisy neighbors with a lot of children who scream bang things and run up and down the stairs for fun, neighbors leave trash and strollers in the entryway, downstairs neighbor with outdoor space throws large loud parties outdoors that can be heard 3 floors up as if living above a club, possible black mold ignored, not the safest area, inconvenient area to live in, maintenance unreachable on weekends, have to call 9 times in a day if you want something fixed, ignored emails and sass from management, strange smells, many leaks including from air vents and light fixtures

Listen to your tenants and don’t ignore their calls and emails
