Sweet spot but lots of lil (and big) issues

Pros:
Great location, building common space (aka entry and halls) were cleaned regularly. Never saw any rodents.
Cons:
We had lots of issues - a large tree fell in our backyard during a storm, the backyard consistently flooded whenever there was major rain and the whole drainage system needs to be fixed, termites in the basement. There is NO insulation so it is freezing during the winter unless you blast the heat and pay $100s per month in electric heating.
Advice to owner:
Invest in some long term care for the property

Neighbors and location are great, building could use a lot of help

Pros:
Neighbors are kind and everyone stays out of each other’s way. Location is great with restaurants, a lot of bars and a park nearby. 24/7 supermarket and laundry on the block!
Cons:
1 they charge you a fee to pay rent on the online portal. 2 raise rent every year, not sure why 3 violations seem to just be a normal thing 4 mice, roaches and silverfish live in the walls, although management seems to pretend not 5 walls are super thin, they’ll break or fall apart easy 6 damages made by prior owners may be fixed when you move in IF YOU ARE LUCKY
Advice to owner:
Be more mindful of what you charge, as the conditions aren’t the best. Stop charging a fee for the online portal. It’s a play on the new generation that does not use checkbooks. Why are you charging me to pay my rent? Be more on top of your maintenance, it’s not fun to come home to violation tickets. I’m sure you don’t live in the conditions you make your tenants live in.

No ventilation in the middle of apartment. Hot kitchen and living room
