Pros
prime location, close to everything, parking available, rooftop is sick
Cons
the building management company is HORRIBLE. they are unresponsive, do not fix maintenance issues (very shoddy cheap fixes to real problems which then cause the issues to reoccur and become worse) and do not take tenant safety seriously. the elevator does not work 2-3days out of any given week. there is a theft problem with mail and unsheltered people living in the basement. the building has an app to get into all exterior doors and it is clear folks in the neighborhood know the code and use it to squat here, management doesn’t care and says “well make sure you shut the doors and don’t buzz strangers in”. it’s a multi-use building and the other use is musical practice rental space for bands, so it is is LOUD. it’s a new build that has absolutely zero insulation in the exterior or interior walls so yes sound is bad, but also your heat/AC bills are EXTREMELY expensive because of the draftiness in the cheap ass windows and paper thin walls. i know this all sounds dramatic, but i’ve lived in NYC for 13 years and this is legitimately the worst building i’ve ever lived it. i wish someone had warned me. save yourself the fucking headache and live anywhere else.

Paying for electric heat in a building made of paper mache
Pros
Great location (right off the L) and I never saw a pest when I was there. Elevator is nice and roof is very cool.
Cons
Management was shady and our electric bill was over $500 each winter month because the building is really poorly made and cold air flows in from everywhere. It’s extremely expensive to keep the apartment at 63 degrees. Management is also super shady and cut throat, but if you keep your head down you’re fine. Be wary of top floor units, they come with weird quirks.
Advice to the owners
Idk find religion or some other reason to care about someone other than yourself?
