Overpriced, Cheap Upgrades
Former Tenant
Pros:
Large units, updated, pretty safe building
Cons:
The building is so poorly put together. There are literally open spaces in the front door from it not fitting in the door frame, which makes it impossible to stay heated in the winter. There's no insulation and you can feel the wind outside through closed windows. Our freezer never worked the whole time there because the owner purchased cheap, non-branded appliances. Our oven is so tiny for as much space as the unit has.
Advice to owner:
stop being cheap and do proper upgrades. You want $4k+ for units, but don't even offer 2 full bathrooms, in-unit laundry, or have a gym.

Be Prepared to Fight For Your Security Deposit
Former Tenant
Pros:
Huge windows, high ceilings, close to subway and shops
Cons:
Packages stolen for over a year, poor communication from management about a solution, still waiting for security deposit to be returned

Avoid this building
Former Tenant
Pros:
It had great water pressure and hot and cold water
Cons:
There is no heat in the overall building. The building is never clean. There is no insulation in the walls so you can hear your neighbors cough. Washing machines always broken and tenants steal clothing as well as packages.
Advice to owner:
You shouldn’t be so greedy with collecting rent and not putting it back into the building for your paying tenants.

Nice enough if the price is right
Former Tenant
Pros:
Central air, Code entry to building, Easy to pay rent, Maintenance ticket system, Laundry in building, Dishwasher in unit, Location++++ steps to grocery store, train, and quick late night food. Bars, parks, and more Bike room
Cons:
Very bad continuous package theft problem Dusty/dirty hallways
Advice to owner:
Don’t increase rent by over 33%

Better Deals Elsewhere
Former Tenant
Pros:
Laundry in the basement, AC in each room, dishwasher, new hardwood floors. Maintenance requests are usually handled quickly.
Cons:
Don’t even consider unless you have an alternate mailing address. There’s a very serious package theft problem in the building and management refuse to do something as simple as changing the building entry code. The code has been leaked to non-residents and my roommate ran into someone with a fresh direct backpack raiding all the packages. You can hear the J train passing by. The giant windows are great for sunlight. Also means the rooms are hot as hell in summer and cold af in winter.

Slum Lords
Former Tenant
Pros:
Back yard, location, laundry on site.
Cons:
Sewage flooding, water flooding. Neglected pipes and plumbing. Ceiling leaks. Electric heating doesn't work. Packages constantly stolen. Management refuses to address endless issues
Advice to owner:
Maintain the building and plumbing better, change security codes frequently, respond to tenants, or lower the rent.

Terrible Management
Former Tenant
Pros:
New apartments (when I moved in), small back yard, private garage
Cons:
Terrible landlord, unresponsive, water pressure issues, loud neighbors.
Advice to owner:
Be more responsive to your tenants!

Ok place to live
Former Tenant
Pros:
Updated units, in a cute old house. Backyard area that needs love but is nice.
Cons:
People steal packages a lot. Management is very unresponsive. Our bedroom window broke at the beginning of winter (which is right next to our bed bc the room is so small) and wasn’t fixed until February, so our window was stuck open in freezing temps. Building isn’t dirty but needs much better care. Units and closets are super tiny.
Advice to owner:
Better communication.

Lots of stolen packages
Former Tenant
Pros:
Close to the train Has fenced yard
Cons:
Always Packages stolen all the time Damaged walls downstairs Management doesn’t seem to keep up with the property
Advice to owner:
Get some kind if lockers or something for packages. The number of packages that get stolen is ridiculous

Packages always stolen
Former Tenant
Pros:
The neighbors were great, the building was clean, and the neighborhood is lovely.
Cons:
My packages were constantly stolen. This was a known issue in the building, and despite my constant pleas to deal with it, management did not change lock codes, locks, or increase security. I had thousands of dollars of mail stolen over the two years I lived there.
Advice to owner:
Listen to your tenants and increase security!

Beautiful renovated building, poorly managed.
Former Tenant
Pros:
Location, laundry in building, high ceilings, friendly tenants, central ac.
Cons:
Poor management responsiveness. Sewage flooding in lower level of 1st floor apartments due to old pipes. Packages get stolen from lobby.
Advice to owner:
Update pipes to avoid further flooding.

Terrible management
Former Tenant
Pros:
Close to the subway
Cons:
(Nookly) is a horrendous management company Too close to the subway, you hear the j train coming and going . this building is constantly a mess maintenance man is very unprofessional and very loud in the hallways yelling and talking loudly on the phone . Packages constantly gets stolen. some of the neighbors are very young and very loud and disrespectful in the morning and late at night. The laundry room is a nightmare and rigged so you pay more for one load, old dirty machines not maintained at all. I wouldn’t use them.
Advice to owner:
Hire a new maintenance that is willing to do the work to keep the apartment building clean. be responsive to tenets issues and make sure everything works properly.
