Pros:
The huge historical arched windows attracted us to this unit and remained our favorite aspect of living here.
Cons:
Building is not safe or well maintained: -MULTIPLE OVERNIGHT BREAK-INS AND BURGLARIES, resulting in stolen packages, bicycles and other tenant belongings - security concerns throughout backyard and back door access - Building is generally dirty and not well maintained throughout common areas inside and outside - mold in gym - cockroaches in basement - owner is not motivated to fix any of these issues
Advice to owner:
Just be better. Your website claims to make tenants feel at home, and that's obviously not reality.

wont listen to tenants and high risk of theft

Pros:
was a nice kept building when it was not all rented. once mostly occupied they stopped doing maintenance and proper upkeep. there really is not any pros at this time. its very unsafe as well
Cons:
building is broken into almost nightly. mgmt refuses to update broken doors and rarely if ever responds to any requests for help securing the building or doing any maintenance in and around the building. manager is impossible to contact and the lc mgmt team only defers you to the mgr who does nothing. rats and insects and black mold are also a problem and something that if the city didn’t intervene the mgmt was ignoring. rat problem is slightly better after city inspection and mold and insects remains a problem.
Advice to owner:
find a new super and building manager and secure the building so tenants feel safe.

Pros:
Gym, laundry, quiet apartment (unless your window faces gates ave, then you’ll hear all the cars and sirens and etc), well built building. No vermin inside. It’s a legitimate building. Garbage management is excellent and on point. Heated building.
Cons:
Tiny tiny closets in my apartment. Moving out because they want to raise my rent 25%. No thanks. They also tried some bullshit with my security deposit looking to charge me most of it with like “$1600 paint jobs” even though I moved in with no repainting, so the building manager doesn’t care about you. Don’t fall for it and be smart, they ended up giving me back my entire deposit.
Advice to owner:
Remember you’re serving humans

Cool building Courtyard/roof is convenient Easy laundry Nice neighbors
Cons:
Management hard to track down for repairs Caulk your wall/floor crack or there will be bugs A lot of noise from busses/passing cars especially on the lower floors. Really busy intersection. No good bodegas around

Be more responsive, take care of units better

Beautiful building not well kept

Pros:
I love the architectural history of the building, the huge operable windows are wonderful!
Cons:
Management is unresponsive. We have had break in after break in stealing packages and bikes with no action from management even though they’ve received multiple complaints from the other tenants. Trash piles up in the front of the apartment and weeds get so overgrown it attracts rats and other pests. The gym’s cleaning wipe dispenser is always empty. The laundry bin is always pouring over with lint.
Advice to owner:
Just keep up with your building and care about it like you’d care about your own home

Pros:
Modern apartment unit. This is the only pro for this building.
Cons:
Building has multiple break ins. One break in they were able to enter a neighbor’s unit and steal his electronics. Multiple occasions the back door had pry marks or needed to be repaired from someone trying to enter. Mail was regularly stolen from the mail room with zero help from the landlord. Workout room has black mold growing up and down the wall from the on wall AC unit. Told the landlord about that for about 6-7 months and still mold stains exist, meaning the mold is clearly still there. The best part though? Upon move out, landlord decided to steal $800 from security deposit to claim they had “cleaning and maintenance fees”. When asked for an itemized list of what these costs actually went to, landlord claimed it would cost us more of our security deposit if we needed an itemized list because what he gave us as “an estimate of the costs”. When I asked for an itemized list of actual costs (which in nyc you are LEGALLY entitled to) he stopped all communication.
Advice to owner:
Landlords are money stealing cons and the building is falling apart as well as unsafe. It’s clear by how well you maintain the building and Howe willing you increase everyone’s rent by 25% that your building is a front to generate revenue with no real care to provide a safe sanitary place for people to live.

Great location, garbage rooms, good layouts, amenities, no pest issues
Cons:
Common spaces and apartments not well maintained for what they're charging but comfortable. On a busy intersection.
