Frigid and asked for rent on a flooded apartment

Great location! The apartments are sizable.
Cons:
Roaches were the worst part. And the stolen packages, but such is par for the course honestly in such a busy location. Also the third bedroom in our apartment was certainly not up to code.

We had severe flooding from one of the bedroom windows then it would rain- it was like a small waterfall. the landlord would send people to "fix" it using caulk and spackle which was completely ineffective. We would tell him that the problem hadn't been fixed and he would try to make us feel bad stating he had "gone out of his way and spent a lot of money for all the multiple times he hired people to come fix it", and became really hostile about it. He actually allowed us to break the lease because he was tired of our complaining how the room was unliveable. Really, when it rained and the water started pouring in you couldn't even be in the room without getting wet.
Advice to owner:
Take your properties and the people who have to live there seriously.

Great if you love bugs, hate communication, and don't care about your mail.

The only redeeming quality of living here is the location and proximity to the train. The price is what draws people in, but it is only so cheap because no one would live here if they charged more.
Additionally, the lobby area/stairs are kept clean.
Cons:
1) This building is infested by bugs. Individual tenants in the building try their own solutions, to no avail. Property management/landlords have been contacted and exterminators *sometimes* come to satiate the tenants, but only band-aids are placed on the larger issue that the entire building is infested. Recently a new tenant moved in and immediately asked to break their lease so that they could leave due to the bugs.
2) The security cameras in the building are only there for show. Every tenant in this building has had multiple packages stolen in the time I lived at this building. We would reach out to management, they would state it is not their responsibility (which, fine, is understandable). We were told the security cameras placed in the building would record footage we could request when we have a package stolen. However, to receive this footage you have to pay $395 just to REQUEST it. These cameras simply do nothing for the tenants' security.
3) Management takes approximately a week to respond. To issues, repairs, and to apartment applications where people PAY an application fee. Incredibly unresponsive.
4) Building-wise -- many things are not up to code. In our unit, windows do not close properly. It is clear the apartment building is not inspected/cleaned between tenants and I'm sure no one gets their security deposits back in a timely manner (if at all) due to the unresponsive manner of management.
Advice to owner:
Respond to your tenants. Care about their safety and security. Take responsibility. Fix the bug infestation.

Beautiful space – but that's where they get you
Cons:
MANAGEMENT - talk about NYC slumlords. The building is infested with cockroaches and they have done NOTHING. The building clearly has not been properly managed.

Good luck getting a hold of management, they will blatantly ignore your calls and emails – that is if they don't verbally harass you and hang up first.
Advice to owner:
Either do the bare minimum your tenants are asking for – or sell the building.

Advice to owner:
fix the building and wiring, have a super on site so people and workers can access what they need too. or just sell the building
