Great location, fine building

Pros:
Laundry machines nearly always open. No issues with mice/rats, very rarely a few roaches. Close to park, train, food. Autonomous environment, not overly social.
Cons:
Water will randomly be shut off for hours without warning, I assume to address plumbing issues, it’s an old building. Lots of street noise if your apartment is street facing.
Advice to owner:
Keep up the good work.

OLD building, PESTS, Train noise

Pros:
The super did a great job of keeping the inside of the building very clean. Apartments were decent size. Great location- close to the train and right across the street from the park.
Cons:
First- the building overlooks the above-ground portion of the Q/B train. If you are unlucky enough to have an apartment facing east, the train noise is constant and unbearable. We had to put foam in our windows at night to try to mask the sound. It is loud enough that if we were watching tv, we would have to pause every 3-5 minutes when a train came by. This alone was enough to drive us mad. Second- there is a terrible roach problem. Despite our efforts, calling the exterminator, and keeping our kitchen immaculate, there was an infestation. Lastly- there is a RODENT problem. Did I mention we were on the fourth floor? I once saw a mouse crawling on my stove top and consistently found rat droppings on my counters. When I called management, they had an exterminator come. He found a "high traffic area" behind the stove. When he moved the stove, there was actually an old mouse carcass beneath the stove that had likely been there since before we moved in. The only solution they could offer was putting foam in the hole, which did not solve the problem.
Advice to owner:
Take care of the MAJOR pest problem

Pros:
Cool architecture building, amazing location, nice neighbors, big pre-war apartments, good light in most apartments, laundry in building, two elevators (when they work); management is usually fast to fix when it’s a problem that would damage the apt like a toilet overflow or leak
Cons:
The hot/cold/both water is turned off at least once a week, usually for a few hours with the “warning” of a sheet of paper downstairs; the elevator to the basement where the laundry is has been broken for months; the other elevator is turned off some days without warning or explanation; no help from super on things like installing an AC unit or repainting a radiator or replacing the oven light b/c he’s busy helping people whose apt is falling apart.
Advice to owner:
Fix the elevator because there are a lot of older and/or disabled folks who have trouble using the stairs to the basement. Use email or at least put signs on every floor when essential services like water or heat will be cut off for service.

Location, water is hot (maybe too hot), heat works
Cons:
Absurd trash situation, management has terrible customer service with tenants, cleaning and maintenance feels like the bare minimum. Guy on 3rd floor feeds the pigeons via his fire escape, which attracts them constantly. He refuses to stop and management doesn’t seem to care.
Clean lobby; old elevator; newly renovated kitchen with microwave; nice big windows but some unit its not facing prospect park station; locked package room
Cons:
Viewed several available unit last week, smells cigarettes along the lobby / hallways despite lots of reminder posted along the walls; agent denied the accusation but you dont have to b/coz you can smell it while you are touring the vacant apartment. LOUD subway noise if you are viewing 4F unit, kinda small has only 1 closet; 5M unit is nice but there’s a lot of pigeons along the windows; holes on the window-screen, its kinda warm on the 5th floor one needs to buy an A/C dunno during wintertime. There is a big dog owned by a tenant ( they went for a dog walk) while I was in the lobby checking the mailbox. You will know that this is NOT a nice apartment b/coz agent will ask you to pay holding fee of $500 to have you’re interested unit OFF-the- market , dunno know if refundable. Before they will start processing your application w/c only cost $20 non- refundable. Other apartment bldg we viewed would first DO the processing fee once approved before Holding fees.
Advice to owner:
Strict in implementing the NO SMOKING POLICY. Not to charge the new interested tenant with holding fee yet before approval.
