Pros:
- friendly and helpful super & doorman - very clean common areas - nice area with lots of trees
Cons:
- walls may as well be made of paper - some floors can be noisy, especially floors 4&5 - owner is dodgy

You get what you pay for

Apartments are decently sized and renovated, GREAT building staff (they are the best part).
Cons:
Paper thin walls/floors/ceiling, hearing my neighbors walk and talk, watch TV etc. Were never able to fully get rid of roaches.

Lovely building but concerning management

Pros:
The building is kept clean Spacious apartment with nice layout Helpful, friendly staff Laundry room Packages are kept in the Super's office and I haven't had any issues with missing packages
Cons:
The walls are thin so you hear your neighbors, but nothing beyond the typical NYC apartment I'm concerned about rising rents. This is my first year in the apartment, but the rent history on my unit shows a sharp increase in the past couple of years. I just had to leave an apartment because of being priced out, and I'm weary of that happening on renewal. Management has a history of non-renewals. My friend's elderly father was given 90 days to relocate with little explanation. As much as I want to love and be in this building for a long time, actions like this are extremely unsettling.

Worst Management & Landlord Office

Building was nice and well kept. Building super and staff were really nice.
Cons:
My husband & I had the worst experience with this building. Landlord office was unresponsive, rude, and sketchy. 4 months of rent checks were “lost” and no notice was ever given that the rent wasn’t received. We finally received an outstanding bill notice with 4 months of rent missing and immediately contacted the management office as we had mailed all of our checks on time. We couldn’t get a clear and responsive answer about whether or not they had received our checks in the mail. We were concerned as $7600 in rent was missing. We immediately stopped check payment via the bank, recut the checks, and overnight FedEx’d. FedEx confirmed that the checks had been delivered and signed for, and the management office claimed that they still did not receive any payment. After demanding information on where the checks may have gone since we had FedEx confirmation and signature, we were hung up on multiple times. We only received a call back once we threatened to report the checks as fraud. We offered to send the FedEx overnight confirmations via email and we’re told that there was no email address for the management office. Each time we had to stop and issue repayment, it cost us $30 per check. We have also heard that this management office is notorious for giving out “non-renewal” notices to tenants. Only leaving them with 90 days notice to find a new apartment. Although the building is clean and well managed by the super + staff, the landlord and management office are not worth the hassle. The apartment was also frequently cold, and kept at just 68 degrees as to not “overheat.” We also have not yet received our $1900 security deposit back and it has been 3 months since moving out. Our apartment had no damages and we have photos to prove it.
Advice to owner:
Treat your tenants with respect and hire a better accounting team. Give back security deposits when your tenants move out.

Mostly nice except the roaches

Pros:
The super and porters were always around and response times for simple repairs were quick. Common areas were mostly well maintained. Laundry room is nice.
Cons:
Apartment was infested with roaches upon move in and took many months to get rid of despite multiple visits from the exterminator (2x per month). Roaches still periodically show up. Apartment also had a stove leaking gas that took about 2 months to replace. Management does not use an online payment system. Rent checks must be mailed.
Advice to owner:
Spend more time on pest control within vacant apartments. Move rent payments to an online system to better display rent receipts.

Great building maintenance staff

Pros:
The exterminator comes into the building twice a month. You can sign up in the lobby to let them to stop by your apt. If there was any problems outside the scheduled appointments, management will set up an personal appt with you to have the exterminator spray your apt. The building maintenance staff takes really great care of the facilities. Trash rooms are available on each floor. It is cleaned out twice a day. They mop the floors daily. They clean the sidewalk when it snows and after trash days so you’re not walking in trash juice. They leave out mats in the lobby when it snows or rains. There is a package room. There’s a nightly doorman. Sometimes the doorman would personally deliver your packages to your apt. Everyone is super nice. The neighbors are friendly and willing to help each other. The super lives in the building. The is a parking garage attached to the building for an additional fee. Laundry room is on the ground floor so not in a creepy basement.
Cons:
The walls are thin so you can hear your neighbors watching tv (if the tv is close to the sharing wall) or talking loudly on the phone/video chat or singing. It wasn’t an issue before, only noticed it when I started working from home during Covid.
Advice to owner:
It would be great to set up an electronic rent payment system instead of having to mail a check monthly. Also would be grateful if there was a lobby camera intercom system set up so we can also see who buzz in.
