broken boiler in this building that the owner never wanted to repair/change.

apart from location : between the seaside and subway station, this sits in the middle, nothing else comes to mind.
Cons:
very old building, so basically it is rotten in every aspects. no functioning washing machines for laundry in the building. a perpetual lie that they will build a new laundry spot, is still going on. frequent days of missing heat and hot water (a rotten very old boiler that leaks and breaks very often). very old heating infrastructure too: when ON it feels like you are in England during the steam revolution, every tube makes clicking loud sounds all through night and day, so very hard to sleep. Noisy as hell in front of a very busy road the bayridge parkway. management company never gives a damn about what happens unless their payment is late. different apartments have leakage from the roof all the way down to the first floor and have to be evacuated in the middle of the winter. you can see often leakages in your ceiling due to the aged heating system or the lacking repairs in the roof of the building allowing the leakages to penetrate deep in the building. the repairs even when they happen dont solve anything as this building is rotten and symptoms come back again. infested with cockroaches and mice. very aged utilities inside the apartments and no responses when asking for replacements. bad quality maintenance as the super has other jobs and rarely is in the building. very bad in need of repair electrical system: tenants get into conflicts with the management due to not repairing this system and ending up without power. energy efficiency is horrible. Somehow the owner (connected to the landlords/city/judges gang) rated it A, and then in a surprise inspection the rating dived into D. Tells you a lot about the corruption and the owner. When there are inspection they try hard to put a show for the inspectors so they avoid the penalties which are racking up (see the NYC DoB).
Advice to owner:
whats there to suggest?! he knows probably that he is walking on the edge ... but thats not a problen as long as he is collecting rent.
