Dirt and litter at my front door because of people waiting for the bus using my property as a bus shed Poor ventilation Possibly mold Shady lease
Advice to owner:
Tenants are not responsible for paying for normal wear and tear of apartment. Thoroughly inspect and check apartments before renting out to New Tenants

Pros:
At the time of renting, this building was affordable and bigger than other apartments in the area. The building is modern and has laundry in the basement.
Cons:
This building is cheaply constructed, very humid and loud at night. Address is listed as 316 Sumpter but should be 80 Rockaway. Front faces bus stop which can get very loud at night. Management takes a very long time to take care of issues.

Consider other options

Pros:
These apartments are huge and cheap, very uncommon for New York. Easy access to C,J,L trains which makes getting around Brooklyn pretty easy and if you walk a little bit to Broadway Junction you can take the A express train to Manhattan which is pretty quick for how deep in Brooklyn you are. The apartments have decently high ceilings and the doors go almost all the way to the ceiling which makes the place feel loftier. Big east facing windows provide changing light throughout the day which is nice for circadian rhythm. People in the area are generally very kind and warm if you have that energy/reciprocate.
Cons:
This building was listed as 316 Sumpter St which is just false, it's actually not an address on USPS. This is something we had to discern by ourselves after USPS failed to deliver several pieces, and UPS and Fedex sent us several confused delivery personnel. It is 100% 80 Rockaway Ave which is on a LOCAL TRUCK ROUTE. If you are at all noise sensitive this building may drive you insane and you will need to wear earplugs or noise cancelling headphones constantly. There are box trucks, dump trucks and cement mixers driving by almost constantly during the day and occasionally at night. There is also a fire station down the street which is active and never fails to pass this building. I work from home and get ear fatigue every day because I need to wear headphones. It's not an option not to. We have not had to report any issues with the apartment itself, but our neighbors had some leak issues and told us the landlord was incredibly unresponsive and the issue was never resolved in the year that they have been there. There is no dishwasher or laundry in unit. The laundry room is very unkempt with lint and trash strewn about. The machines work fine but the room itself is not properly ventilated and after running the dryer the room is covered in condensation which will undoubtedly cause mold at some point.
Advice to owner:
PUT THE ACTUAL ADDRESS ON THE LISTING. Obviously Sumpter on a map is a lowkey cross street and Rockaway is a more main Avenue, but this is false advertising. The address on the listing doesn't exist and that feels malicious when after signing the lease we find out that we live on a truck route. If this affects interest then lower the price.

Building needs work but it’s an alright place

Pros:
Really nice bathroom with updated appliances Lots of kitchen storage with updated appliances TONS of outlets! Owner is pretty responsive
Cons:
The spiral staircase seems like a good idea until you can’t fit your mattress down the stairs. It’s a very tight space The ceilings need to be fixed. There is constant water damage from the upstairs because of poor plumbing and the downstairs ceilings hang and crack. There was a bus stop put in right outside and you can hear absolutely everything through the Windows. Feels like no privacy. People sit on the ledge right outside and it’s invasive.
Advice to owner:
The ceilings need to be fixed on the entire first floor or they will eventually cave in, it’s only a matter of time.
