Best landlord I've had

Pros:
I resided here for 2 1/2 years. Lulu was also extremely responsive any time we had an issue with appliances. She also proactively reached out to us each month to schedule exterminator visits. We never had pest problems and the building is well taken care of. Most importantly, when landlords were taking advantage of people and driving out tenants in 2022, post-pandemic, Lulu only raised our rent by a mere $55 (split between 3 people). Rent had not been adjusted since 2019.
Cons:
The only thing that was an issue for some time, and this is not on the Landlord, the person in charge of taking out the waste left bins full of trash for months and months which attracted rodents. By the time I was leaving, I noticed the bins had been empty and bags were being used. On a sidenote, it would have been nice to see the foyer and stairs swept regularly.
Advice to owner:
Very little I could say! She is the best NYC landlord I've had.

Big backyard, great interior space with charming details, close to G
Cons:
Not the best corner in bed stuy, lots of activity on the stoop from locals that was uncomfortable for residents.
Advice to owner:
Just to fix the baseboards to avoid more mice UPDATE: this was fixed for the next renters

Beautiful but endless problems

Pros:
Beautiful and spacious. Renovated, although the contractors cut a lot of corners.
Cons:
Landlord was very hands off. Be prepared to throw time, energy and money to fix problems there. We lived there through a constant mouse infestation in the living room and kitchen, rats in the backyard, basement and front garbage area, appliances didn’t work as advertised (water filter and ice machine in the fridge weren’t hooked up to a water line, and when we moved in and realized it was a for looks, they refused to hook it up), constant leak issues in the living room and basement, two windows weren’t put in properly so they wouldn’t shut at the top, we had rats in the basement where our storage and laundry machine were, and a massive flood in the basement (96 gallons rushing in through the electrical box). The owner never came by to asses the situation the whole year+ we were there, and no super. We had to fix almost everything - fill the gaps in the apartment with foam to get rid of the mice, staple gunned in shim wood and wire mesh to the massive and plentiful gaps in the fence in the backyard to keep the constant barrage of rats out. Had to rig a system in the basement to keep the water from damaging all of our belongings. I had to pull some strings at Coned to get a friend to come fix the leak issue in the basement. We begged for the landlord to get new trash cans in the front when we alerted them that the rats had chewed giant holes through them for easy and constant access (it took 4 weeks and constant reminders before they replaced them, and meanwhile every night there were rats out the bedroom window, going to town).
Advice to owner:
Fix the root cause of the leak and rodent problems. If the people you hire aren’t fixing the issue, come evaluate the issue in person to see what needs to be done. Don’t answer your tenants with the apartment is “as seen”.
