Avoid at all costs

Pros:
The units are very large, neighborhood is fantastic.
Cons:
Easily my worst living experience in NYC. Would advise you look closely at the long list of violations the owners have with the city. Many of the units on the top floor have leaking windows. Our unit had 12 separate leaks, which the building tried multiple times to repair unsuccessfully. It got to the point we were emptying buckets in the middle of the night when it rained. The building also shakes slightly, and other tenants have complained of a sewage problem.

Awful, unresponsive property managers

Pros:
On-site staff is excellent, great neighbors.
Cons:
The property managers (Green Cedar Management) ignore serious violations, do not respond at all to any outreach, and generally couldn't care less about the building despite receiving thousands of dollars a month per unit.
Advice to owner:
Fire your management company

Building is very comfy

Pros:
Units are updated and receive nice light. Great location and comfortably safe. The building has a wonderful part time door woman who is just the best.
Cons:
The carpet needs to be changed as it's become very dirty. The management is slow to respond and often don't address important repairs and requests. Very difficult to reach, communicate with, and usually not very helpful.
Advice to owner:
Call back your tenants when they need assistance. Clean the carpets.

Cons:
myrtle ave is a siren corridor, you will get woken regularly by street noise, if someone coughs outside 5 floors down youll hear it. lots of mold throughout building.

get double paned windows

Love the people, hate the property owner

Pros:
The people are great and the neighborhood is perfect.
Cons:
The management company is the worst landlord I’ve dealt with and I’ve been in NY for years. 1. They intentionally don’t fix things to keep costs down 2. they fired the super everyone liked, probably to try and get a cheaper one with less experience 3. They literally just ignore the emails they get unless it is written aggressively, so tenants either have to complain a lot or just deal with their issues 4. There’s persistent leaking in the building 5. Many units lost heat this summer or last summer because the units are such a old brand the pieces aren’t made anymore. The building is only a decade old, so it seems like using old units was intentional.

Pros:
Location, brilliant super and security, good construction, spacious rooms, big ceilings...
Cons:
Horrible horrible management, bad quality cabins, windows don’t insulate, central heating (you can’t turn it off), and if you’re on Myrtle avenue non stop noise and 24/7
Advice to owner:
Hire more people to help address issues This building has a lot of opportunity to become something it s sad you’re not upgrading every hiring. It needs an upgrade.

Jen is very responsive. Apartments are spacious and well kept. Work orders are answered quickly

Respond in a timely manner and regularly maintain things such as the hallways
