Optimal location, affordable price, and friendly neighbors!
Former Tenant
Pros:
The apartment building is very clean; staff clean the hallways and common spaces at least twice a day. I haven't had any issues with bugs or rodents, which is a huge plus in NYC. The building is also within a ten-minute walk to the C, 2, 3, 4, and 5 trains, and the commute to central Manhattan is only about thirty minutes. You don't have to travel far though as there are plenty of restaurants, stores, and bars nearby.
Cons:
The mail room is chaotic. All packages go to a small, closet-like room, which the entire building has to share. The room is often occupied and messy, and packages can easily get lost or stolen.
Advice to owner:
Consider using an Amazon pick up location.

Management is better than usual NYC apartments
Former Tenant
Pros:
The management building is quite responsive to problema entre m they can easily fix. The building is very clean and the supers live here so make things easier.
Cons:
During heavy rains, we have had some leaks in the apartment (in few of them from what I heard) and the building does totally fix the problem.
Advice to owner:
Have a punch list to fix the ongoing issues

Alma Realty
Former Tenant
Pros:
Super is great and responsive; common spaces kept pretty clean; regular pest control
Cons:
Mailroom is an organizational mess; elevators are slow and rickety; can’t control heat in winter.
Advice to owner:
Improve package system for mail; post signage around procedures for entry/etc on an announcement board with enclosure
