Not Luxury, Just Fine

Pros:
It's a nice, standard building. Has decent amenities. The current super (Orion) is truly the best part of this building. He is extremely friendly and helpful. Pretty decent area, close to the A/C which is super convenient. Grocery stores and other things nearby.
Cons:
Not really a con for us, but could be for others: Fulton is an extremely loud street, which isn't the buildings fault. Just comes with living here. Lots of police driving by, loud cars, people talking outside. There's just action here. If you don't like that, then you won't like living here. The building has bug issues. Ants, roaches, you name it. If you know how to deal with them/get rid of them, you'll be good. It's just annoying. Pest control comes once a month, but it's just a spritz here and there. Packages have been stole before, multiple times. Management is barely responsive. I would not consider this a luxury building.
Advice to owner:
Respond to the tenants. Take care of them. They are paying good rent to live here, the least you can do is respond.

Unresponsive Management

Pros:
Superintendent is great! Keeps the building well maintained and clean everyday. Also very responsive.
Cons:
Lack of a doorman leads to plenty of stolen packages and sometime loiterers. Police are stationed on the block every night because of high crime on the block itself. Pest control must be spraying sugar water because I’ve seen three-inch water bugs aka roaches in my unit. Management is completely unresponsive.
Advice to owner:
Hire a management company that has good communication skills. People just want to feel heard and be respected. Put cameras in the staircase. Stop raising rents if you’re not offer any updates on amenities.

Pros:
Building landlord Orion is the best, he keeps this building together!
Cons:
No proper extermination Hallway carpets are disgusting on every floor Hallways in need of paint jobs Neighborhood killings every month Police sit in front of the building every not because the neighborhood is terrible Disgusting neigbors with pests Management does not respond to messages Work orders are backed up
Advice to owner:
Hire new property managers; building was perfect back in 2018-2019

Pros:
Building manager is present and takes really good care of the building. Outdoor and amenities spaces are smaller but clean and much appreciated. Everyone keeps to themselves for the most part, so that’s nice as well. Everything within the apartments is updated, clean, and working.
Cons:
New management is so terrible, truly awful. They don’t answer any phone calls or emails and have zero communication which makes them seem sketchy. Wouldn’t trust them. Sometimes the street/car noise is loud at night but that’s a given off of Fulton. Exterminator barely tries to get in contact every month.
Advice to owner:
Be reachable to your tenants, especially since you switched over management so quickly. The tenants are trying to get in contact/ask questions and youre nowhere to be found. It’s irresponsible and rude.

Nice BLDG—Management is Terrible

Pros:
Building, super, security, and maintainance were top-notch.
Cons:
Completely unprofessional management company (BRP). The property manager (Jennifer Almonte) is absolutely rude and mostly incompetent. You have to email them multiple times in order to get a response; they RARELY respond. Good luck trying to get them to answer their phones. All of the amenities are closed except the gym.
Advice to owner:
Get a new property manager.
