New Building-Deteriorated Over Time

Pros:
Easy access to subway. Good location in neighborhood.
Cons:
Floors buckled because of water leak in apartment above. Sports Bar across the street can get very loud in the summer. Property management comically incompetent. Other apartments were frequently rented out on AirBnB by tenants and owner for short term rentals essentially turning it into a hotel. All sorts of random foreigners who had no idea it wasn't a hotel (asked us for towels in elevator one day lmao).

Landlord stole money, claimed we changed locks. Never did, returned keys to property managers who did walk through when we left. They confused us with renters across hall who trashed their place, was a whole thing with video we took of apartment before and after, always bring receipts by video when you take and give it back. Never got interest because owner never put money in escrow account. Owner commingled security deposit with others. Totally criminal operation all the way. We learned our lesson on this one. Next time we'll just sue in Small Claims court for the failure to return the deposit on time and our missing interest.
Advice to owner:
Don’t rent it out long term lease apartments as illegal AirBnBs.
Maintain the building. That means removing the garbage daily and cleaning the floors and responding to tenant inquiries promptly (not months later if at all).
Return the security deposit in the legally required time and not six months later.

Great location, shitty management

Pros:
The building is in a great location, and is in general pretty nice. There is a gym and storage units. The super, Adam, is very friendly and incredibly helpful.
Cons:
Management is the *actual* worst. They never respond to maintenance requests, and if you successfully hound them long enough to finally get something serviced they don't tell you when the repair techs are coming. They changed the buzzer system in the building, and notified tenants 2 weeks after it happened. In the 2 weeks in between the super dropped off new fobs, but the building actually had no lock the whole time, and following the switch the intercom didn't work for weeks. They also switched back and forth between online ticketing / payment platforms and one month charged me rent from both systems despite having cancelled autopay and account on the old system and they claimed there was no way to return the double rent. They never sent rent renewal terms. I spoke to two neighbors that had to hound them for their renewal paperwork, which they sent 3 months after their leases ended. I moved out, and they've been unresponsive to phone calls and emails about my security deposit return.

Also, I had mice and they got into the storage cages as well. One of my hvac units rattled and then started making beeping noises unless it was unplugged for weeks before I moved out and I literally got no response other than "maintenance will get back to you."
Advice to owner:
Ditch the management company; they're garbage.

Nice modern building. Very clean.

Management can be unresponsive at times and the walls are pretty thin.
