You get what you pay for

Pros:
- Cheap rent - Close to Myrtle/Broadway stop - Washer/Dryer in Basement - Small Parking Lot - Bar next door plays loud music til 5am
Cons:
- Cockroaches and Rats or Mice periodically visit in apts - in between 3 buildings being constructed - Management barely responds and/or cares - Theft in Parking Lot, first floor apts, and basement is known to happen - Heat barely works - Apt was dirty when moved in and just told to leave it how we got it - Building cameras don’t work?

the management are complete nickel and dimers, it’s insanely loud due to construction, 2 attempted break ins, mail constantly stolen

The stairs are outside so in the winter if it rains or snow you can fall and hurt yourself. The property managers don’t work directly with you. You do everything they rezi which is who you pay your rent thru and they never respond or talk on the phone it’s all thru email. So whenever they feel like answering an email you’ll hear back from them. I had the fire department break my door down for water leaking to my neighbors apartment and then the basement which could of caused an electrical fire cause the super couldn’t finish the job that day. Had to wait from 3am - 5pm to get the door fixed, wasn’t allowed to have a pet even though the listing stated pets were allowed and all my neighbors had cats. 1 other neighbor had 2 dogs. Found out my smoke detectors were never working whole time I was living there. It’s just a bad time unless you want to fix things yourself plus my rent went from $2,444 to 3,099 in one year that’s ridiculous.
Advice to owner:
Stop thinking about profits and think about the community you decided to come in and gentrify.

Cons:
Construction happening all around the property, it’s super loud. Apartment was VERY dirty when moving in, was just told to clean it. None of the tiles or flooring match throughout the apartment. Cockroaches. Mail gets stolen, often, and the owners only say to just be there when it comes?? Things were broken all around the apartment when moved in. Holes in walls. And different paint everywhere.

Modern fixtures for kitchen and bathroom, good location
Cons:
Super untrained and unresponsive, management unresponsive, grounds not well taken care of, heating very poor, any fixes are purely cosmetic. Insulation is poor, especially by doorways, overpriced, laundry room largely ignored in maintenance.
Advice to owner:
This could be a high quality residence if you put time and effort into it. For the rent asked, this is a dismal living situation.

Ok for a quick stopover, not for long term

Pros:
Closeness to the train, parking available in the back, very covid friendly as apt doors open to the outside. Nest devices built in.
Cons:
The building is not that old but is falling apart. The steps are uneven and dangerous as they hired cheap contractors to fix the rusting, gaping holes. Washer and dryers unusable/broken; lost 8 dollars to figure that out the hard way (probably fixed by now, hopefully). There is almost zero communication from management. If we didn't live on the top floor, would feel unsafe as the gate is often left open. Apt wasn't in that great of a condition when we got there (hard wood floor damage that we covered with a rug/ no prior cleaning and filthy from prior occupants), yet we lost portion of deposit as we were accused of not cleaning/doing the damage to the floor. At least 4 different management contacts came and went while we were there. Walls very thin. Supposedly owned by one of Jared Kushner's company's (unverified).
Advice to owner:
Pay the super, if Steve is still there, he is very nice and worth it.

If I could give this building zero stars I would. In the beginning of June, my side of the building sustained a massive water leak that damaged our floors, walls, and ceiling. Our unit was uninhabitable, along with at least four others, and the management dealt with the situation horrendously. Tenants left without a place to stay that didn’t have renters’ insurance were completely out of luck as management did nothing to support us. Our electric bill skyrocketed as they fixed the unit and there is no word as to if we will get this money back, but we are demanding it. This management is unresponsive, lazy, and does not care a lick about its residents or their possessions. We were given minimal updates as to when the unit would be fixed. I got updates from the contractor more than I ever did from the management company. They are disgusting people that I hope lose their ability to own and operate buildings. Thankfully I moved out.
Cons:
We have threatened legal action against them. Please do not put yourself in harm’s way by living here. We are lucky no one sustained injuries. My roommate had to watch as our floors filled with water and our ceilings came down. Luckily, they didn’t hit her. I do not ever want anyone to experience throwing drywall off their balcony like we did.
Advice to owner:
Care about your renters. Stop owning buildings.

Distance from the train
Cons:
They went almost two entire winters without providing heat. Giving my 3bedroom apt, two of the cheapest space heaters they could find, for 3 people to share. Also no rent compensation. When moving out we were told by the superintendent to put our trash in a certain spot, instead of the curb for heavy trash day, the management company then kept $400 from our deposit for following his instruction. The walls are also SUPER thin
Advice to owner:
Hand the management of this property over to someone else.

Pros:
modern finishes, outdoor space, proximity to train and stores
Cons:
poorly maintained, people steal your packages, worst management I have ever dealt with. incredibly negligent, disrespectful, unresponsive, and irresponsible. they only care about money and have absolutely zero regard for their tenants. within two months of my living here, my apartment was completely ruined due to a pipe bursting. 8 units were affected and the management company effectively threw us out into the street, refused to find us accommodation, and then forced US to pay for the electricity that was used to fix the damages. they also charged us on our security deposit for damages. if you want a money hungry landlord that will leave you homeless for 2 months without any recompense, maybe this is the place for you.
Advice to owner:
Your tenants are people, not money generating machines. Stop leeching off of your tenants and actually take care of them.
