Mold and hostile management

Safe and well kept lobby
Cons:
There is a serious mold issue in all water pipes and it spreads fast if not cleaned almost daily. Management is hostile towards tenants. It takes weeks to get any maintenance done. The building broker also is extremely rude and harasses tenants.

Decent new building but landlord does not care for it

Pros:
The building is fairly new, so it has modern appliances and is generally pretty clean. High ceilings and convenient location. Pretty quiet if you can get a rear facing apartment, except for the occasional music parties from the auto shop nearby.
Cons:
While building is fairly new, it's not very well built and shows signs of water infiltration in a lot of different areas (at least on the top floor). My biggest gripe is with management, though. I got the impression they did not care about the tenants nor the building. The building has some clear indications of water damage or mold, and every time we brought it up to management, they sent someone to paint over the damage. Management is not always very responsive, and the worst example of this was when our refrigerator broke and they failed to fix it for over 2 weeks. And when they finally replaced the refrigerator, they installed one that was about 60% of the size of the original. The entire management team tries to be very nice, but it feels like a load of empty promises. This theme continued until after we moved out, too. Prior to moving out, a rep of theirs was giving tours of our apartment and complimenting us on how well we have taken care of the space. After we moved out, we were accused of "trashing the apartment" and our security deposit was not returned in full--illegally, without receipts or invoices showing reasons why security deposit was withheld. Really felt like dealing with cons. When things are well in the apartment, it's really smooth sailing, but when things are not good, it's a pain in the ass to get anything properly fixed.
Advice to owner:
Take care of your building. Understand that water damage, mold, HVAC problems, etc. are not just issues for the tenants, but they are issues that directly impact the health of your building and it's longterm rental potential.
