Great small building that has pros/cons sharing the space with Tillary Hotel.

Pros:
60 Duffield apartments feels smaller since only 5 out of the 12 floors are for tenants and have separate entrance/elevators from Tillary Hotel
Great building staff (Door concierge and Superintendent have been amazing, They really care, Building management is another story)
Convenient and safe location situated between DT Brooklyn and Dumbo
Neighbors have always been great and care for each other
Cons:
Building management doesn't provide support to staff and brushes off complaints/requests
24hr door concierge would be greatly appreciated and is standard for buildings of this quality in the area
Gym condition is deteriorating with half the equipment failing. (Building management (Canvas) doesn't care and simply blames the hotel. Neither party takes responsibility yet tenants are essentially paying for usage with rent. Many tenants don't even bother to utilize the shared gym and have gym memberships elsewhere)
Other units have had recurring issues with AC/Central air so the HVAC maintenance company is around pretty often. I've been lucky to never really have any issues.
Roof is a nicely kept space with some furniture but no real amenities like grills or umbrellas for summer use.
Rent is higher than average especially for a building with no amenities. Does not make sense especially if leasing management tries to include 421-A tax (in my case an extra 10% rent hike)
Advice to owner:
Tenants recognize the building is smaller and doesn't demand as much of your attention but it would be nice to have their concerns addressed. Please provide more support to the building staff and at the very least hire a part time porter/maintenance staff member.

Pros:
The location and access to manhattan. The roof is great. Super responsive. Part time door woman, all you would need. 2 years here and no issues with packages. Apartments are absolutely silent. Never heard our neighbors. There was some issues with the AF but it’s been sorted out.
Cons:
Gym needs some real work. Wouldn’t pay for it if that was an option. Roof needs some care too. Nearly every chair is broken and unusable. Other than that, was a great home for 2 years. Can’t clean the windows form the inside, they don’t clean them often. (1 time in 2 years)
Advice to owner:
We are paying higher luxury prices but at times it doesn’t feel like it. The little things need to be taken care of. Windows cleaned often, gym fixed, etc
