Pros:
Monday - Friday building is cleaned well (garbage removed, floors mopped and vacuumed, etc.) However they are too cheap to hire a cleaning service for the weekend. Bathrooms are large. Rooftop has a nice view?
Cons:
Management, management, management. Paying almost $3000 a month to be completely ignored about serious issues including packages being stolen, individuals who are not tenants 'hanging out' and smoking in the stairwells, homeless people living on the roof, appliances leaking, bugs infesting the in-building washer and dryer machines.

I've never had rats in my apartment, just seen them in the basement.
Cons:
I've lived in this building for a number of years and it consistently gets worse every year. The common area roof is a major issue, with illegal parties and tons of random people coming in from god knows where trashing the place. We've had ongoing issues with drug use in some common areas (not just weed but even harder stuff) and management ignores any reports about it. Stairwells have been tagged with graffiti for two years and they haven't even bothered to clean up. I have called 311, the FDNY, and HPD multiple times to file reports but it does nothing to resolve issues and HPD won't intervene unless it's a direct apartment issue. I called FDNY and filed a complaint with the fire commissioner because people were burning, as in setting on fire, the smoke alarms in the stairwell and FDNY and the police are regularly at the building at least once a month due to an issue with the building or tenants. I have issues with getting the heat on every year and I have other issues with my apartment that I've decided to forego because I don't want to deal with the frustration of never getting responses. You will never get a direct contact for the building for any issues and if you have been selected for this building by the lottery system the people who showed you the apartment are not going to intervene or help. Neighbors are really hit or miss. No one really talks to each other or is super friendly. Packages are constantly stolen and I highly believe it's other tenants who steal things. There's been issues with people coming in off the street and even homeless people living in the building periodically. As others have said there are issues with the storage units, which you pay additional for, including dead rats in the space. I purchased my own W/D for my unit because the machines are never serviced and your clothes smell like mold. This building is regularly trashed by tenants and other people and it's not because tenants are doing nothing to report the issues. This experience has entirely put me off the NY housing lottery experience and has made me never want to live in mixed-income housing again. There's a reason there's constant turnover and most people stay 1 year or less. OH also do not buy the whole offer of a free month or whatever. Make sure your lease is dated appropriately or they will screw you out of any free time you're supposed to be given, and the lease signing was about 100 pages so you don't even know what you're signing.
Advice to owner:
Listen to your tenants – more importantly tenants need to communicate to pressure management to make things better

There are none.
Cons:
- Entire building has a bug/pest problem (roaches, flies, nats, etc.), especially in warmer months. We once killed up to 6 in one day. - Items stored in basement were destroyed by mold. Management denied the issue, still demanded pay to store our things, and did not reimburse for damages. - Management takes weeks to respond to maintenance tickets. When they do, the office manager (Faye) is downright rude to tenants. - 2nd floor is always noisy between screaming children and couples arguing. - Amenities like the pool cues and the lounge TV have been broken/unusable for more than a year. - Microwave was broken for weeks. Had to fix ourselves. - Packages are often stolen and Management does nothing.
Advice to owner:
Getting better management, fix pest issue

No sense of community Overpriced rent ($2,200 for a 1 bedroom utilities and electricity now not covered in rent you have to pay through a Con-Ed account) Surrounding businesses and groceries are overpriced Building is unmaintained Racist owner and management They try to shut off gas saying you didn’t pay for it even though the landlord is supposed to provide it

you have a roof over your head and my unit never had rats.
Cons:
Where do I start? Illegal parties often ran by underaged kids…..must not live in the building. Our entire rooftop is trashed, graffiti everywhere, why do we pay for this amenity yet I have emails dating back from 04/2021 (OVER A YEAR) to fix the roof and it hasn’t been fixed. Washer that doesn’t even have enough water to wash your clothes???? Packages stolen OFTEN. And i love eBay so the items I bought cannot be replaced. I’ve lost hundreds of dollars worth of Packages. I’ve submitted over 30 tickets and sent 20 emails with major concerns over the past year and nothing has been addressed.
Advice to owner:
Don’t lie. Us tenants talk to each other. We know that management told new tenants the roof would be fixed in 2 weeks. It had been almost 6 months. You are LYING to potential tenants just to trap them in this horrible building.

Cons:
Game room everything is broken Discriminates residents with vouchers and treats them badly Stoves in kitchen never have gas to use or only one side of stove works Some not all electrical outlets will work in your apartment Lots of rats at night directly outside the entrance Limited space and storage in apartments Fitness center is barely used and equipment is broken Dryers are broken and overheat and catch fire Washers smell like mildew Appliances in apartments are old and used if they break good luck getting anything remotely decent Rooftop lounge has everything broken and run down plus really dirty from illegal parties Cops are here 2 to 3 times a month very loudly to shutdown the already overly loud parties between 2am and 4am even on weekdays Neighbors are racist. If you’re not African American/ Black you’re not accepted and will be treated with abhorrent behavior even if you’re just walking to your apartment being quiet and bother nobody Packages are always stolen
Advice to owner:
Make repairs necessary to improve resident safety and lower rent pricing if you’re not going to provide and maintain what’s stated in lease for amenities.

It seemed like a nice place to live they sale u a dream and u get hell
Cons:
Lets start with how the storage room has mold and ruined all my items . Lets say how people steal packages and they dont care . Lets talk about the roaches in the public laundry machine legit roaches in the machines . Big RATS in the storage room so big u dont want to go inside, the roof thats for relaxing has nothing but broken out door furniture nothing is fixed . It looks horrible. They dont clean the laundry room such as the machines . And management is very rude . The gym equipment is ran tf down Nobody uses it how u pay for amenities and they dont work

Pros:
Access to gym, working elevator, trash chute in building, can control your heat/AC from within your apartment
Cons:
Terrible communication with landlord/management, zero to little maintenance in common spaces (roof, basement lounge). Apartment layout in general is just bad. Living room feels like a dungeon.
Advice to owner:
Answer your tenants! Take care of your property!
