Summarized from anonymous rental reviews on openigloo.
Recent reviews of 86 Fleet Place, Brooklyn highlight its excellent location, friendly and helpful front desk and maintenance staff, and well-maintained amenities such as the gym and roof deck. Apartments are praised for cleanliness, modern features, and good water pressure. However, persistent management issues are frequently mentioned, including poor responsiveness, ongoing construction noise related to an electrical fire in 2024, intermittent hot water outages, and some maintenance delays. Noise levels vary, with some tenants finding the environment loud due to neighbors or building activity. While some residents enjoy the community and security, management's handling of complaints and communication remains a significant concern.

Got worse with time
Former Tenant
Pros:
Very convenient location, friendly staff
Cons:
There was an electrical fire, causing the sprinklers to go off and cause water damage on multiple floors, in mid-2024. So far as of mid-2025 there is still ongoing repairs, visible damage from the water, and an overall lack of interest in maintaining the common areas in the building

I've seen worse, but it could be better
Former Tenant
Pros:
The location is fantastic, and the luxury of not worrying about packages being stolen is great. The building staff is amazing and responsive.
Cons:
We've had repeated issues with hot water and electricity. The biggest instance being when there was an electrical fire and the power went out in my apartment for 2 days. They gave us discounted rent for that issue, however there have been shorter annoying electrical issues. The hot water will randomly go away for hours on short notice. Management is rude and gaslighting people who complain.
