Cons:
A/C has a history of not working all the time and needs to be reset. Which hikes your electric bill. Elevator goes down to 1 often. Price is high

Pay a premium to avoid NYC housing headaches

Pros:
Apartments are modern, clean, well maintained. Maintenance team on site, quickly resolves any issue. Application process is smooth. Apartments are always pristine when you move in. They fix everything and paint it.
Cons:
It's New York, and to have a good apartment that means you'll pay a huge premium, and the management company will make sure to be maximizing their profits. Feels like a hotel, so long term it was too expensive and didn't feel very homy. Tenants don't stay for long, and the management company is not looking to improve based on tenant feedback. Why would they? Everyone will be gone in a couple of years.
Advice to owner:
Develop a better relationship with tenants, both in terms of prices and taking complaints seriously, and you'll have a longer-term tenant base.

Rooftop is nice
Cons:
Lots of loud construction in the area now. Building is now 7 years old and showing wear and tear, but the owner/management company doesn’t replace things (outdoor furniture, grills, hallway carpets) as often as they should
Advice to owner:
Replace outdoor furniture yearly, get new grills

Good building, but overpriced

Pros:
The building was nice and had a wonderful staff. They were kind and as responsive as I think they could be with what I thought was a bit of understaffing, The apartments were nice and had lots of closet space even in the studios.
Cons:
Management was impersonal and a bit slow to make big changes. Units are imo priced too far above market, walls are thin and noise does carry.
Advice to owner:
Communicate a bit better.

Clean, well kept Doorman building and package room is convenient Amenities are nice when open
Cons:
Not really much of a community. Residents are generally not very friendly and neighbors don’t speak to one another. It’s quite isolating actually. Ventilation systems (AC mostly) are VERY noisy even though not very old. Leasing office is very pro-management and doesn’t seem to look out for tenants, particularly as it relates to lease negotiations/renewals.

Used to be good. New management company is terrible.
Cons:
So loud! Constant music from every direction. Constant smell of either cigarettes or weed. Building does nothing to stop it.
Advice to owner:
Actually listen to the only residents left who have to complain about the issues instead of trying to entice new renters to fill all the empty apartments.

Good but could be Great

Pros:
Building staff exclusive of leasing / mngt team is inviting and extremely nice to tenants.
Cons:
Major air conditioning issues. Constant system fail. Refusal to work with tenants during covid-19 pandemic. Building is not as clean as it use to be.
Advice to owner:
Building interior needs to be touched up with paint. Building should care about existing tenants as much as they care about new tenants. Amenities should be discounted especially since no outside guests are allowed during the pandemic.

Nice building, some issues

Roof deck is beautiful, nice amenities (though not accessible during Covid), great views depending on your apartment
Cons:
Common area furniture, especially on roof, gets shabby and is not replaced. There are no consequences for those who break the rules, i.e. smokers and those who take their pets into common areas where they’re not allowed.

Pros:
Nice building, nice location. Overall quiet, safe location and building. I don’t hear my neighbors, except from the hallway door. Love the rooftop.
Cons:
Main complaint - it takes a long time time for maintenance to fix issues that have come up in my apartment. Also there’s an issue with someone smoking weed. The way the ventilation system works they might as well be smoking in my apartment. It got so bad that I sealed the vent in my bathroom myself. Management sends out threatening emails often and there are signs in the refuse room, but it seams they can’t really stop the offender… Smaller issue - Common areas are starting to show their age: worn carpet, broken lights on the roof, gym equipment starting to look worn.
Advice to owner:
Maintenance should really respond faster at the price we’re paying. My former building was a “cheap” basement apartment in a split up brownstone. Maintenance always responded within 1 day. My 2 requests here have taken 2+ weeks to hear anything back.

The location is nice. The people who work in the building are nice and helpful.
Cons:
The building management is the worst. I ask simple questions and get nasty responses. The windows look nice but can’t open due to the mosquito problem and are drafty.
Advice to owner:
Get a new management company.

Nice at first but negligent covid practice and toxic superfund site

Pros:
New build. Quiet. Manager replies fast but doesn’t always take action. Neighborhood is lovely. Units have nice windows no sound between and nice appliances. Clean lobby and halls. Gym was nice but upsell and not safe during covid (no ventilation, no vaccine or mask enforcement).
Cons:
Covid negligence. High density building with closed front doors, no mask or vaccine proof needed. Staff don’t wear masks. Large gatherings in lobby no masks despite high transmission in area and cdc recommended universal mask use indoors. No I enforcement even in tiny gym no windows open. Crowded elevators no masks. Not ADA friendly (no automatic doors). Raised rent $600 after 6 mo. Everything is upsell (bike storage, roof access, gym). Near 3k for <400 sq ft studio plus roof charge plus bike charge plus gym is insane on a toxic site. They don’t disclose that you are within feet of a toxic waste cleanup zone Gowanus canal which is a superfund site (look up on Epa) no updates on effects of health as they dredge raw 50,000 gallons of raw sewage and toxic waste outside your window all day.
Advice to owner:
Follow cdc and nyc doh recommendations for covid to protect residents in their own home. Disclose superfund status. Reward your customers who want to stay despite all of this. Signing a renewal felt like they only care or get commission on new leases.

Finishes look nice. Decent location. Amenities.
Cons:
Walls are really thin, can always hear TV and music from other apartments. Can always smell smoke from other apartments too. No screens on the windows, apartments and hallways are full of bugs once weather gets warm and people start to open their windows. Management company is really rude.
Advice to owner:
Clean up the building. Stop focusing on attracting new tenants and deal with issues first.

Apartments look nice, but poor quality
Cons:
Want to listen to music from your neighbors all day and night? Even on a Monday at 9 am? This is the building for you. Cops are here daily to break up parties and building does nothing to stop the noise.

Staff is friendly and on top of most things promptly
Cons:
Owners are the worst and leasing staff. Lied to my face multiple times about tenants rights (it’s on the Internet and I can read nice try tho!) will not give your security deposit back without begging, don’t communicate etc
Advice to owner:
Building service people are good, if they care(I’m sure they don’t) they’d hire people in the office who,give half a fuck and are at least reasonable or somewhat honest, too much to ask I’m guessing
