Good in general

Pros:
New building with neat interior environment. Lovely lobby. Good gym, good bicycle rooms.
Cons:
Sometimes you packages get stolen. The subway sound is quite loud if your bedroom is facing the track, you can barely open the windows at that side. My unit is tiny.

Management and Safety could be better

Pros:
Good weekly maintenance on the building for trash and cleaning. Nice and helpful community of residents. Great location in Bushwick with good proximity to trains and walking distance to a lot of good restaurants and bars.
Cons:
The management team is not the most helpful. We have asked for repairs for our shower and stove, and have gotten repairmen to come several times, but they never fully fixed either. There is also often a safety issue with the lobby door locks not working properly all the time. Random people also have a history of coming into the building or ringing random tenant apartments to be let in, only for them to steal packages or steal weights and equipment from the gym. The gym also only has 1 functioning treadmill and is missing a lot of weights that used to go up to 50 lbs. You would be surprised that the train noise is the least of your issues here. On the weekends, you can hear a ton of foot traffic and the bars across the street if your apartment faces Broadway. If you're living on the 2nd floor, you will also definitely hear and feel the BK Fit gym members throwing their weights down. When we first moved in, we thought it was our 3rd-floor upstairs neighbors, but came to realize we were hearing and feeling the vibrations from the 24/7 gym right below us. The building management has also been increasing tenant rent by up to 16% each year, which is not worth it given the list of cons.
Advice to owner:
Be more transparent to tenants about the problems this building faces and adjust the rent accordingly.

Prime location, interesting layout, worst management

Location, large closet, interesting layout
Cons:
Unresponsive building manager to service requests and when you lock yourself out they won't help you. The manager refused to pick up calls. No hot water for almost 2 weeks
Advice to owner:
Get a live-in superintendent or respond to tenant request!!

very cheapy made apartment (no care) YITZY (property manager) IS THE WORST

i love that it has an elevator and trash chute. my room was a good size too.

getting our deposit back was easy.
Cons:
yitzy is not responsive at all. even in an emergency situation.

there were numerous break ins and stolen packages and gym gear while living here for a year.

i personally had my packages stolen 5x and sometimes you would go into the package room and every box was empty.

no one had been living in our apartment for 9 months before we moved in-it was very dirty. they made us jump through a lot of hoops at the beginning.

our washer and dryer never worked properly.

we were paying $3900 for our 3 bedroom. when it was time for lease renewal they increased the rent by $500. i found a new apartment nearby. however 2 weeks before moving out and after signing a new lease, they came back offering $3800 for us to stay. if we had only known sooner…

please be more responsive.

Nice building but you have to harass management to get anything done

Gym, rooftop, other tenants, lobby, halls and trash is maintained well
Cons:
Manager doesn’t really answer unless you constantly follow up unless the problem is easy to fix. You really have to be persistent to get anything done

Nice Building But Horrible Management

Nice amenities, nicely sized rooms. Great area.
Cons:
Yitzy is a horrible manager. Unresponsive and dismissive. Packages and gym equipment were stolen and not replaced. Building is not safe. Had issues in my apartment that were never fixed despite constant requests.

Fire Yitzy.

Close to lots of nightlife, elevator building, fairly insulated from other neighbors sound-wise

Train is LOUD, management is spotty, units and rooms are very small

Apartments have nice amenities (washer/dryer, dishwasher)

Big windows
Cons:
Landlord raised our rent an unreasonable amount ($400/month more) and then proceeded to relist our unit for much lower.

Packages and bikes stolen frequently.

No way to open tickets with the management company, you have to email.

No pest control services and there has been a large increase in bugs in the apartment (Ants and small roaches).

Very loud tenants, sometimes people throw loud parties on the roof late into the night. Lots of strangers coming in and out of building.
Advice to owner:
Hire better team to communicate with tenants.

Quiet building no issues from neighbors. Get a balcony and there is a rooftop and gym
Cons:
Gym leaks when it rains, roof is byo everything unlike these buildings a few blocks up with finished seating. Loud due to train outside your window and it does shake the building.
Advice to owner:
Add in building seating and tables on the roof that won’t slide when it’s a very rainy windy day.

Overpriced Building IMO

The convenience to the JMZ which gets you to the city in about 20 minutes
Cons:
Management seems like they don’t care, building almost had power shut off due to management paying bill, the building is noisy and often smelling of a certain type of herb.

Great location. Friendly neighbors. Good package room. Easy online rental and maintenance system.
Trash chutes on every floor. Roof access! In unit laundry. Fast internet. Safe location. Decent street parking.
Cons:
Cheap labor. Temporary fixes. Some units have a stove that is a fire hazard(explodes on ignition). Expensive electric bill! ($300-$500/month)
Party’s on roof (sometimes they’re fun! Not when you’re sleeping though) train is moderate volume when windows are closed. And BLASTING LOUD when windows are open. Balconies collect train dust quickly.
Rooms run cold all the time.
Used to have a doorman that stopped strangers from coming in and using the gym. Now we don’t.

Sometimes if the package gets left in the lobby it gets stolen by people walking by.
Advice to owner:
Take the time to invest in this building and fix it with the right tools and the qualified person for the job. Also by adding public furniture/communal spaces everyone can enjoy.
