Great apt but overpriced

Pros:
I live in a studio but it’s probably bigger than most in NYC. The walk in closet might as well be a mini bedroom. Staff super friendly and convenient transit right off of the F.
Cons:
Property management incredibly stiff and cold (classic NY) and wildly overpriced. They charge a mandatory $100 monthly amenity fee but all you get is the pool basically which is open 3 months out of the year. Also no gym unless you’re willing to pay $200 to Lifetime (underneath building).
Advice to owner:
Remove the amenity fee unless you’re going to give gym access too! Or make it optional for those who want the pool. OR just bake it into the rent price!!!

Great location just minutes from the subway station. Great management and security
Cons:
The gym could have a squat rack.
