Pros:
The building was clean and well maintained while I lived there. The super was responsive and the caretaker/maintenance person was always helpful.
Cons:
The walls were a little thin, so if you had any loud neighbors you could definitely hear everything that was going on.

Nice enough, the gym, roof, and laundry are nice amenities to have. Rooms are a nice size.
Cons:
Management does the bare minimum in terms of keeping the building operational. Ask them to help with any unit problems, and they’ll tell you it’s your responsibility or simply won’t respond at all. We had dirty, brown water for almost two days and management stopped responding after one reply. Ocean Parkway is probably one of the loudest streets to live on, it’s a major road so ambulances, angry drivers, and people who love to honk their horn are constantly outside your apartment 24/7. You can hear all of it. Half of the laundry machines are broken. There’s only one (slow) elevator for a building that surely houses over 100 individuals. There’s a school nearby and kids love to run in and out of the building.
Advice to owner:
Actually care about your tenants. Fix the water and lights when we ask for help. Fix your laundry machines. We’re real people, not just numbers that fill your pockets every month when rent is due.

The management is horrific

Pros:
Very nice maintenance guy but he doesn’t live on site. Building has gym and roof and pool table.
Cons:
The management! They’re unavailable on Jewish holidays for emergencies and anything that breaks in the apartment they say is the renters responsibility. They are not kind or helpful. They really do not care about renters.
Advice to owner:
Treat your tenants better.
