Pros:
Floor-to-ceiling windows in the bedrooms are gorgeous. The gym is nice and it's nice having laundry in the basement.
Cons:
Rooftop is not maintained at all - all furniture is broken and it reeks of urine making it basically unusable. The management and the super are both aggressive and slow to fix things. When we first moved into the apartment, the unit had garbage and rotting food in it. Building isn't secure and packages are constantly stolen. Walls in the hallway have unfinished plywood, making the whole building smell musty.
Advice to owner:
Better service and more respect when responding to tenants' needs. Maintain the common spaces better.

A gym in building is always great.
Cons:
-Landlords, Abe Reinhold and Daisy Jacobwitz. These people are rude, lazy thieves. -The super, Lopez, is also a rude and lazy thief. He stole my laptop from inside my apartment in the middle of my move. It took nearly a week to get it back. And Abe was and still is covering up for him. -They took 2.5 months to fix buckling floors. I withheld my rent for this time and they didn’t even care. -Packages are stolen 24/7 even though theres a package room. Oh, we also had to withhold rent for them to install a package room. -Break ins on the first floor that haven’t been addressed -Building is exactly 5 stories because they’re too cheap to install an elevator. -Apartment was not clean upon move in -there’s always flooding during huge storms -Balcony doors fly open -so much more...
Advice to owner:
Sell the building to someone else.

Pretty Decent Building Overall Good Value

Pros:
Duplex units on the first floor are a good value price wise.
Good sound dampening between floors (walls not so much).
Management is quick to get back to you on apartment related issues. They have also been good to respond to security related issues, extreme weather, etc.
Bathrooms are really spacious.
Cons:
Random people/guests go and park in the parking lot spaces, so if you are paying for a spot someone will often block it, and landlord is enforcing anything like assigned spots. Some people even block the rear apartment doors with their cars overnight.
If you live in a bedroom on the very top floor, rooftop is right up by your window depending on your unit, so during the summer or whatever people can be partying right outside your bedroom window.
Bathroom sink design is strange
Kitchen designs have poor storage/layout. It’s not really meant for people who cook so that may not matter to you.
Sort of feels like a college dorm building.
Laundry machines break often and it takes a while to fix them.
Landlord’s slow to respond to accounting related issues but not impossible to deal with.
Advice to owner:
Regulate the parking spots better, at $250 a month for a spot people deserve to have their spots available.

Good Starter Apartment

•Brand new •Rooftop deck •Gym in building •Laundry room in building •Bike storage •Coded entry •Private balconies •Quiet area •Beautiful kitchen
Cons:
•Bedrooms are very small - you can only fit a full-sized bed at best and won’t have much room for anything else. •Bathroom sink is horrible - faucet comes out too far and is too high, so water splashes everywhere. •Bathroom has no storage space. •Water in bathroom takes a long time to heat up. •Dryers are weak. Often times, I had to run my clothes a second time. •Fire alarms are sensitive, so it’s easy to set off the fire alarm. •A lot of the furniture in the rooftop deck was broken.
Advice to owner:
Charge cheaper rent. The place is overpriced, even for New York City standards.

Quiet, nice balcony, decent living space, fairly responsive management, roof is nice, small but decent gym, central air
Cons:
No elevator, terrible hallway design, always dirty stairwells
Advice to owner:
Make the hallways actually look finished instead of thinking that the weird industrial look is “chic”. Hire a super that actually cleans more frequently.

Pros:
- laundry in basement - central AC/heat - pay rent online, - keypad entry - close to the subway - by a grocery store - pretty soundproof windows - dishwasher - big bedroom windows - nice lighting in the bathroom - nice roof
Cons:
We’ve had multiple issues that have been a headache to get fixed: - Our shower drain always has issues - we didn’t have working outlets or a working stove in the kitchen for 3 weeks - our smoke alarm has issues, and is way too sensitive. Goes off sometimes when I’m just boiling water. Never got fixed, they just removed the smoke alarms which I’m not sure is safe - and our gas stove had issues too. Only one of these got fixed - living room has no windows - Tiring walk up - Also the bathroom sink is horribly designed. - the bedrooms are tiny - And mail gets stolen all the time
Advice to owner:
Be more responsive with tenant complaints, and make rent cheaper.
