Good basic building
Former Tenant
Pros:
Good roof deck
Cons:
Lived here during Covid. All amenities were closed everyone on our floor moved out and they would not cut us a deal. We moved out and they never gave us our security deposit back

Great place, high price
Former Tenant
Pros:
This building is in a great location- 5 min walk to the 2,3,4 and 5 subway, near great restaurants, 10 min walk to prospect park and Brooklyn museum. The doormen are extremely kind and respectful. The rooftop is great for grilling and hosting although it’s gets crowded. If it wasn’t for the high price we would definitely stay. I will certainly miss living here.
Cons:
The rent price and parking fee is high for the area. Management is also not responsive to emails.
Advice to owner:
Respond to tenants. There’s no reason we should have to email and hear no response for several weeks.

Great stay in Brooklyn
Former Tenant
Pros:
The building is well managed, and clean. The staff deals with any issues that come up fairly quickly.
Cons:
Heat is not included in the rent, and the water pressure in the shower isn't good.

Great building, Great people
Former Tenant
Pros:
Close proximity to Prospect Park, tons of restaurants, one of the best neighborhoods in Brooklyn (imo), amazing staff (doormen, cleaning staff, maintenance, and admin). We know all the staff on a first name basis and they brighten up our day. The amenities are incredible, as well as the attention to cleanliness and regular upkeep of the building have made this one of the most pleasant living experiences over my past 8 years living in the city.
Cons:
Apartment units are small for the price, and it is on a block with a firehouse so be prepared for siren noise multiple times per week sporadically throughout the day and night.
Advice to owner:
Hard to think of any advice to give as I know the pricing is dictated by the market.

Nice but VERY over-priced
Former Tenant
Pros:
Doormen and staff were nice. Good location. Very convenient to subways.
Cons:
-- Management company wasn't very responsive or helpful. -- Main issue is that the apartments are priced as if they're high-end luxury, but the craftsmanship is weak. The guys who worked on the building were very open about how the budget was tight and they needed to cut a lot of corners towards the end (e.g., all the doors). -- Apartments are small. Very cookie-cutter. -- The roof is ok and could be really sweet but they don't invest in quality furniture or products, and they don't upkeep the place. -- Package system is a mess. No one will tell you that you received a package. You have to either know that you've received or hassle the doorman if you want to know. And the package room is only open when a doorman is around. -- Doorman isn't 24/7 and often much less than that. -- Workout room had many machines that were no longer working.

A great building, albeit expensive
Former Tenant
Pros:
The building's amenities are really great, especially the sprawling ground floor lounge and the rooftop deck. The apartments are bright and new. The building is in great shape overall, and I've never seen any pests. The management was always responsive, and the doormen are great.
Cons:
My roommate and I lucked out with Covid prices, so once that was over the rent was unfortunately way too high for us to continue living here. In some ways, the rent compares to many almost-comparable places in Manhattan or much closer to Manhattan. Some neighbors (both in the building and the surrounding area) are also incredibly noisy.
Advice to owner:
Keep up the good work. I wish I'm able to afford to live here at some point.

Second Floor - Street view
Former Tenant
Pros:
Doorman and cleaning guys are amazing and super reliable.
Super comes pretty fast.
Gym is big and a lot of bike storage
Rooftop is nice but gets crowded
Cons:
Outside is too loud, a lot of noise in this street. Lots of drunk people at nights and some weirdos. A lot of people smokes near the building and the smell comes inside.
Sometimes you can feel the vibration of the subway.
Advice to owner:
Never loose Matt and Rene.

Great building to live in
Former Tenant
Pros:
The staff is friendly and attentive. Building is cleaned on a regular schedule.
Cons:
Renters of affordable housing units are treated differently from those paying market rate. All units are supposed to have in unit laundry, this is not the case.

Olmsted is mediocre
Former Tenant
Pros:
New construction so the building has above-average unit buildouts.
Cons:
Those with market rate units are all getting priced out, while those with affordable units get to stay. They pay one-quarter of what market-rate units go for, and the people in these units tend to be the loudest, parties until 3 am. while the building is new, landlord clearly skimped on in-unit appliances.
Advice to owner:
For new construction, this is pretty mediocre.

Nice, but not THAT nice
Former Tenant
Pros:
- In-building staff are all awesome, kind, and helpful - Great location - Lots of light - Quiet (at least on my floor) - Decent amenities
Cons:
- Lots of light and no pre-installed blinds / shades (so you have to buy yourself and the windows are MASSIVE) - Property manager takes advantage of rent control benefits but also holds apartments at an insane "legal market rate"... they manipulate the market with concessions and then jack rent up 20%+ year over year (to they don't care about single year tenants and they don't negotiate) - Building and apartment amenities advertised aren't really THAT nice... treadmills in the gym need to be replaced, the floor in my apartment is uneven, my appliances are all ok but not great (dishwasher is mini and barely works) - Management is very inconsistent about response time - No ventilation in kitchen (or light)
Advice to owner:
- Unpin rent from insane "market" rate and act like you care about your tenants (I know almost my entire floor turned over in the past few months because of insane increases and no compromise from management) - Fix up the gym a bit - Install shades in all south-facing apartments so tenants don't have to buy expensive custom shades or insane length curtains - Install stove hoods (too late, though)

Great staff, terrible neighbors.
Former Tenant
Pros:
Doormen, maintenance and cleaning crew are wonderful
Cons:
Neighbors... not great quality people throughout the building. Would constantly hear yelling screaming, mostly at children. No fans in the kitchen so almost daily you hear everyone fire alarms going off around dinner time. There should be a way to safely keep the balcony doors open.
