Pretty solid building

Pros:
I haven’t had any major issues whatsoever and I’ve lived here for a few years. I can never hear my neighbors. Super is great!
Cons:
The split ac units use SO much energy that the bills are crazy here. Hundreds of dollars for summer and winter months.
Each unit is very spacious, the backyard is gigantic, each unit gets great light on either side of the building
Cons:
Entry code hasn’t changed in a few years, someone got robbed and management hasn’t responded to requests for changing the code.
The super keeps the place running, but he is really overworked.
The apartment is right next to a mental health shelter, there are a lot of homeless people in the area and there are often fights in front of the building.
Advice to owner:

Crazy rent increase with no building improvement

Pros:
Convenient location to restaurants and supermarkets. Virtual doorman. Super delivers packages to your door.
Cons:
Blindsided by a $300 rent increase after moving in during COVID. When inquired on why, I was told it was for building maintenance etc. None of which I witnessed in 2 years. Several residents have complained about management and have gone further to post their complaints on the doors and windows of their places. Packages would say “delivered” and would show up days later. My husband’s scooter pouch was stolen from the garage. In unit dryer will cut out after 20 minutes and clothes will still be wet. We had to constantly restart the cycle. Con-Ed bill averages $285/month during winter months with us be conscious on energy efficiency.
Advice to owner:
Better management of property and in unit amenities.

An ok building, expensive for the neighborhood and what it has to offer.

Pros:
Access to roof top, back yard access, secure building, elevator, and parking. The apartment had washer dryer and a nice sound system.
Cons:
Roof top lacked any real amenities and is small. The aren’t any patio furniture on it. The parking is relatively expensive and should be included within the already expensive rent. When I moved put it seemed as though the building wasn’t being managed well. The carpet floors in the hallways were becoming stained and dirty. The front door would often break making the building less secure, especially since the mail room was right at the door and packages were often stolen because of that.
Advice to owner:
Take care of the building and offer more for the price. There should have been a gym within the building for the price of rent that we were paying.
