Solid building for the price

Pros:
Decent building, good amenities, great location
Cons:
Neighborhood to be a bit loud. People in the building next door like to blast music at times and the general street noise can be a bit loud

Great Apartment Minus Management

Pros:
The apartment complex itself is good overall. Very clean, garbage rooms on each floor, parking, bike room, and the location is prime with 5th avenue and park slope just a few blocks away.
Cons:
The AC and Heating systems are old school and outdated with large units in each room. Two of them broke down while living here for two years and it took months for management to fix or replace in peak summer months. Management is also lack luster, they refuse to admit to mistakes and you’ll have to follow up for 3 months in order to get what you need done. There is a live in super which is good for when you are locked out but he only repairs the bare minimum. We had a leak which we told management about and it took them 2 months to resolve the issues. Our floors started to buckle and the wood rotted underneath. They tried to cover up the rot over new floors without removing the mold first. We had to call 311 and 311 pushed the floor update. 311 also found other violations in the building while we were there.
Advice to owner:
Instead of trying to do quick and cheap fixes, invest in your apartments and your tenants suggestion to make better solutions in the long run. Give solutions rather than being cheap - especially for the rent you’re charging.

577 Baltic: Great Overall

Pros:
Very new, great washer and dryer appliances in unit, great dishwasher and stoves, two big air conditioners, tons of natural light, responsive superintendant with an online repairs ticket submission system. Best unit I have ever lived in! And, it’s rent-stabilized! Also, the superintendent - Ramon - lives in the building and is excellent. It has a nice gym (small, but clean and lots of equipment) and also a beautiful working lounge with comfy working booths, and a casual lounge for watching movies and playing games.
Cons:
The PTAC units (which supply heat, air conditioning, and gas) are a little loud when using A/C, and so a digital one (in a small box on a wall that has the cool air come through the vents) is a better model that I’ve had in other buildings. More importantly, paying $25/month for these PTAC units is unnecessary, those should be free - heat is not to be unsponsored in rent. Or, let tenants set up a cooking gas account with National Grid instead of paying for gas via the PTAC, and heat should be free (included in rent without an upcharge). Units facing Baltic Street may experience honking during the day from noisy, impatient drivers (I hear it 1x/day while working from home).
Advice to owner:
Keep up the good work! Your doorman, Juan, is phenomenal. Talk to officials to enforce fines for honking on Baltic between 3rd and 4th avenues. Discontinue PTAC charges to tenants.

New building on the simpler end, managed by Common

Pros:
Small building, not too many apartments. Simple but mostly empty roof terrace. Packages and gym is in the building next door, so no doorman in this building.
Cons:
Car wreckage junkyard next to the building, big garage opposite on the street, so it can get loud when trucks come and go
Advice to owner:
Should have been flexible about rent during Covid.
