- Decent gym - Hardworking super - Convenient location
Cons:
- Non-existence management - Overpriced electricity bill (Tenants pay an average of $180, and is 40% more than neighboring complex) - Overly slow elevator to conserve energy for management team. Elevator breaks down once or twice per month - NYPD came in a 6 times over 1 year and management makes no assurance or announcement. Feels very unsafe since building is located in small ally - Promises doorman initially, instead provided an A.I. doorman that doesn’t do anything - Balcony door can’t be locked, saw people hopping around from one unit to another. - Thin wars and leaking bathroom rooftop (still not fixed) - Rude real estate agents that will bother you 24/7 to show your house to random strangers 2 months before you move out. - Overpriced rent when compared to local market - In building laundry machines smell so bad and is never cleansed… opted to use washing services a block down the road instead.

Mixed Feelings - Not Terrible but Not Great

- Great Location (Trader Joes, Target, easy access to Midtown) - Decent Price - Good Amenities (Gym, laundry room, rooftop, bookable rooms) - Good finishes / appliances - all very new, also includes AC
Cons:
- Proximity to the train - If you're facing the tracks, won't' be able to open your windows due to the noise (its very very loud) - Terrible Management - cheap and slow - Building is extremely short-staffed - very slow to requests - High Utility Bills - this is probably the biggest one; all my bills were significantly higher than my friends', even with very light usage of the AC – this is a very very common problem across tenants

- The supers are very kind and hardworking. They do their best to keep the building clean and help out tenants whenever needed. - There is a gym.
Cons:
If you're looking for a luxury rental, this one is not worth your money. There are many available units in the same price range that offer: bigger sq footage, more unit/building amenities, and better location (not in front of the loud 7). It is so clear that the Velocity Mgmt is trying to market this for much higher than it costs while doing the bare minimum for its tenants. - The basement floor where there is laundry has had a terrible, RANK odor for over two years. Please keep in mind this building was developed 2-3 years ago. Tenants have asked many times to address that terrible odor but these requests were clearly not managed. - There is something wrong with the shower temperatures. Every 5 minutes the water will consistently turn ice cold. We have submitted multiple maintenance requests and each time there is no fix. - The building entrance is fully lined with smelly trash at all times, which leads to there being a swarm of nasty flies that attack you every time you open the front door. Also there was roadkill right in front of the building for weeks and the management never thought to remove it? - There is a gym but it is always soo hot and humid. The AC does not work, and for such a small gym, there should be some sort of air ventilation. - The building was marketed to have an in-person doorman. We had one for like 2 weeks before they were randomly fired and ever since, we have not had one. Packages are constantly being left on the front door and we have even had packages stolen or lost before. When we asked management if we could maybe review the security camera, they said "nothing has ever been stolen here in the history of this building." (please note this building was 2 yrs old at the time) - In replacement of a doorman, they installed a 'virtual doorman' but it doesn't seem to work. We have had to let USPS people into the building because the virtual doorman doesn't respond. - The walls are super thin, you can hear your neighbor sneeze. There are even like 5 signs posted in the gym to be quiet because neighboring apartments shake whenever you put down a weight. - We've found cracks in our floor after just living here for a year, showing how this building was poorly built. - There has been loud construction right next to the building ever since we moved in 2 years ago. Because of this, there has also been a pool of dirty standing water in front of the building, which makes Uber drivers unlikely to drop you off in front. Once as I was walking right outside the building, I stepped on a construction nail that pierced thru my shoe. - There apparently has been a squatter in the lounge...
Advice to owner:
Price your units fairly and treat your paying tenants with respect. Address issues that are raised.

Decent, but not luxurious

Pros:
Roman, the most recent super/maintenance leader, is very responsive and replies to maintenance tickets very quickly, usually within the day. Gym is usually not that crowded and kept at an acceptable cleanliness level. Kitchen is nice and large in a 1 bedroom apartment. Bathrooms look nice and are large. Ceilings are very high No package thieves yet. Pets are allowed with no fee and moving in was really easy - no need to reserve an elevator or time slot. Each unit comes with a balcony with enough space for 2 people to sit. No doorman means I don't have to tip during the holidays. Package room is also secure, although sometimes couriers will just leave packages outside the room, which is not ideal.
Cons:
I wish the closets in the units were bigger/more plentiful. The soundproofing between walls and ceilings is very minimal. You can hear other neighbors talking/singing from their own apartments. You can also hear noises from from above/below you. The utility bills are really high every month ($130+). I suspect this is due to the water heater being in your own apartment. This is very disappointing as I am used to paying $30-50/month in other places I have lived in the city. The overall construction of the building is a bit lackluster as you can tell they hastily constructed it to get people in as fast as possible for the rent money. Cracks are starting to show in units where they shouldn't exist, especially for a building that is 1.5 years old. There are exposed drains in the lobby for some reason. Apartments can get pretty cold during the winter due to the poor insulation in the windows. Overall apartment sizes are a bit small, especially the bedrooms. I am surprised that sometimes I have water heating issues even though the water heater is right in my apartment and I am paying such a high utility bill for it. Not enough natural light in many units due to window placement.
Advice to owner:
Please relook at the utility bills and how high they are each month.

besides the noise, this apartment is located in a prime spot. Trader Joe’s is down the block, Court Square Station has many trains at your convenience. LIC is a lovely up-and-coming neighborhood.
Cons:
Velocity Management is the worst management I’ve ever dealt with. When we first toured in summer 2021, we was advertised a luxury building with great amenities. However, when we first moved it, the first thing we discovered was that the laundry machines were not working at all, since the building wasn’t connected to ConEd yet (we were not told this prior). They finally got some machines to work, but only a limited amount (which was not the amenity we were advertised). They finally set up the full set of machines that winter, but we were met with dangerous gas leaks on at least two occasions, each time tenants had to call emergency services to get it fixed. Because we were not properly set up with ConEd, throughout a majority of 2021 we were constantly met with blackouts. Blackouts happened on both random and planned occasions, but we were almost always told about the planned ones less than 24 hours in advanced, making any sort of work from home life extremely inconvenient. We were also initially advertised a doorman, who they got rid of after the end of moving season and replaced her with a virtual doorman, and when tenants tried to complain that we were falsely advertised, we were told this was allegedly the plan all along (most of us agree we were never told this). Because we lost a real doorman, tenants dealt with an intruder who stole a key fob, slept in the lounge areas, and allegedly attempted to break into units and open people’s packages. We complained to Velocity who assured us that the intruder was dealt with several times, but the intruder came back several times, and tenants were usually the ones intervening or confronting him, not management. If you are sensitive to noise, don’t live here. Velocity will try to convince you that the train noises are not that bad, but that’s only because the common spaces that are well-insulated. However, if your unit is even remotely close to the train you will be distracted by the sounds of the MTA, LIRR, and Amtrak 24 hours of the day. The building in general is also on not great shape for a “luxury” building, the street is littered with trash, flood waters, and weird smells. The utilities they chose for the units feel like the bare minimum. Because of all these issues, at one point some tenants filed a rent reduction form to the NYC Division of Housing and the property manager Yedi found out and verbally harassed a tenant over this. TLDR don’t live here, although most of these issues have been dealt with and are in the past, it’s important to takeaway the fact that the management company does not put your needs first. Even after all of this hassle, they still raised the rent by 11% and took away previous concessions, making the price SO unreasonable for the circumstances.

Velocity Management is by far the scummiest management company in NYC. This building could have been good but they made it a terrible place to live. We had a homeless person sleeping in the building (multiple times) because the from door kept getting broken. We were promised a doorman when we moved in (they had one for a few weeks to fake out the tenants during summer move in) and got rid of them shortly after. Huge amount of flooding in the street and the 7 train will rattle your bone. They went through more than 5 supers during my time living here because they kept quitting. Trash rooms were unkept and disgusting and the basement amenities reeked of garbage. We had frequent black outs as well. I could go on and on about how this place was the worst
Advice to owner:
Stop putting fake positive reviews online to make your rating go up. There are literal employees of Velocity Management leaving 5 star reviews on Google saying how “professional the company is”

Management scams people, disrespects tenants

Affordable with covid rent deals. Location was great. Building's gym is fantastic and the apartment is stylish, though made cheap.
Cons:
- Property manager has deleted service request tickets because they did not want to deal with them. - Leaks, plumbing issues, and inconsistent hot water - Elevators regularly out of service - Property manager threatened to raise security deposit/painting charges on us when we requested to know what damages there were in the unit. They also said we were wasting their time via email. - Several break ins throughout the year into the building - Packages left outside on the street often - Lock outs cost $100 - They advertise a doorman and there is none. - They have scammed a lot of people out of paying extra hundreds of dollars for ConEd while meters weren't set up and also for repainting costs. Some friends have been charged as much as $300 for a studio's AC bill in one month. Another friend was charged $850 for repainting fees upon moveout.
Advice to owner:
Don't email people that they are wasting their time or refer to tenants negatively. Especially in writing.

The Davis is a nice luxury building with free amenities (at least they were free when I rented).
Cons:
Building management is known to be difficult and unresponsive. Sometimes the elevator will be out for a week and management was very slow getting it fixed. One time a squatter was living in the public lounge and management didn't do much to increase the security of the building (no doorman despite doorman desk).
Advice to owner:
Advertise the property accurately. Stop falsely advertising amenities (like doorman / game room) that don't exist / are under construction.

Hostile, unresponsive management in building with scant amenities

The amenities that are promised when you sign the contract are not fulfilled, and no sense of urgency from management in responding to tenant concerns (including safety concerns). The super has changed at least 3 times in six months and maintenance requests have latency in response that has been weeks to months in length. The building manager is actively aggressive to tenants and becomes threatening when angry. The building is brand new and there are already frequent maintenance issues and disrepair that are not addressed. There is constant standing water and garbage outside the front entrance. Uber drivers have been afraid to drop me off there because it looks so uninhabitable.
Advice to owner:
Need new management ASAP!! Current manager is rude and argumentative, and at times threatening (literally told a tenant “I know gangs!”). You cannot maintain tenants at the prices you are charging unless the building is in better shape and management is more present and polite

Management Unresponsive and Building Has Lots of Issues - Not Worth Any Dral

There are not many. It is conveniently located near Trader Joe’s and the Court Square subway station. Some of the building looks nice from the outside but has lots of issues. Covid deal was nice at the beginning until it was apparent the management was awful.
Cons:
The management are completely unresponsive and the building has a lot of issues. We were promised a “move-in ready” building when we arrived but it was far from it. The laundry room wasn’t fully operational until 6 months in. We were on generator power for 11 months and had several power outages. Management promised it would be “ready in 2 weeks” since last summer. They let go the door person after everyone moved in - which means the package room is always in disarray and there is essentially no management personnel around. The building is on its 5th super in less than a year because management expects them to fix everything instead of hiring contractors. We asked for a second opinion on a plumbing issue and we’re told that the plumbing is not installed correctly. The only staff available is a custodian who takes out the recycling and cleans the lobby but none of the shared spaces or hallways are cleaned regularly. The fixtures are nice but the appliances and overall quality is poor. Amenities are properly maintained and the laundry is expensive. The noise level of the 7 train and Amtrak going by are sometimes too much. The parking area and street are littered with garbage. PLEASE DONT LIVE HERE. No deal is worth the hassle of the poor management and construction.

Decent Apartment, Bad Management

Management is unresponsive and often quick to blame the tenant. On my move-in date I was told by receptionist the apartment wasn't ready. I ended up having to stay in a hotel for three nights while everything got cleaned up. Management group refused to reimburse me for those expenses. The building wasn't hooked up to ConEd for the first 5 months. Every week, the power would be shut down for ~1 hour to maintain the in-house generator. The stairs and ramp leading to the building entry had no handrails for the first three months, a violation of 2015 IRC Section 311.7.8 The front door has been jammed 4 times, preventing entry into the building. I was fortunately able to get in each of those times because a resident from inside opened the door for me. The ACs leaked excessively with brown liquid in my first month of moving here, damaging my bed frame and desk. Turns out they were full of sawdust during the construction process.
Advice to owner:
Be more responsive. Stop blaming tenants, especially considering there are so many issues with your new construction.
