Best prewar building

Pros:
The building has spacious apartments, with massive windows, access to a very big rooftop with views of Manhattan, and a very responsible superintendent and support staff who take good care of the building. All apartments except studios have dishwasher. The building basement has combination if 5 washers and dryers with 24/7 access. There are two elevators spacious enough to accommodate bicycles. Building entrance has ADA ramps. Apartments are very reasonably and competitively priced. Therefore, most apartments are occupied and rarely people are moving in or out. Management works with only select few brokers who have specific instructions for potential tenants. Generally first applicant is approved since brokers only present the best possible candidate to owner. Rent payment system is online.
Cons:
Very few electrical outlets, water pressure in bathroom and kitchen is low, during winter hot water is gone after 7:30 am, heater is not very effective and needed space heaters. Since less electrical outlets, fuse blows often when running multiple appliances. Building overall has some roaches, they clean the best to their capability but pest control measures are not adequate. Building is not pet friendly and will consider only ESA, but will give priority to applicant without pets.
Advice to owner:
None. Considering its prewar, i believe modifications would require gut renovation. I think the management is doing best with what they have already.

Roaches EVERYWHERE! Stay away

Pros:
Nice neighborhood, close to subway.
Cons:
Roaches, roaches, and roaches. The building is infested, all floors. Don’t let the apartment viewing fool you, you will get roaches. They are in the hallway, recycle room, elevators, and apartments. The infestation is so bad. There are many open violations for roaches, management will ignore you. I no longer eat in my apartment. Do not rent here if you want to keep your sanity. Trust me.
Advice to owner:
Fix roach problem! Respond to tenants! Install fire and CO2 detectors!
