Pros:
Great neighborhood, below market rent, and a fantastic super!
Cons:
To start, I should note that I was on a sublease, and I could not fight the injustices the way I wanted to because the leaseholder didn't want to make a fuss. That said - Water damage from construction made mushrooms grow out of my ceiling, and the landlord didn't care. He sent a construction crew to pull down the exterior of the wall, and then paint over it. The crew was lovely, but he would not return my calls until I asked the crew to get him to answer me. He was deeply unkind. No testing was ever done on the mushrooms, so who knows what toxins I was breathing in, no rent relief occurred for the time and stress of having to upend my life and move everything out of the room that day, and the water damage was never properly fixed - the mushrooms were pulled out and the wall was painted over. Because the damage still exists, black mold is likely to grow. He also continually gaslit me when other things went wrong - for instance, the construction crew broke the skylight on the roof, leaving dangerous shards of thick glass all over the top floor landing and stairs for an entire day until I asked the super to clean it up (not his job, but he graciously did). I have photos and videos clearly showing the extent of the damage, but he referred to it as "just a little dust."
Advice to owner:
Please take better care of your building and tenants

Not bad for a 1928 building

Great management. Good location.
Cons:
Drafty windows. Crappy courtyard. Not enough power outlets.
Advice to owner:
Fix windows. Make the courtyard usable for tenant. Add more power outlets.

Close to transport. Responsive management.
Cons:
Tiny kitchen. Courtyard not set up for renters. Drafty windows.
Advice to owner:
Upgrade laundry facilities. Move trash out of courtyard. Put chairs tables in courtyard for renters. Change the windows.

Good Management, Loud Neighbors

Pros:
Quiet street. Well-maintained courtyard in the center. Laundry in building.
Cons:
We had a very noisy neighbor. Loud bangs and crashes at odd hours. Management did what they could to address it. Basement laundry is a little sketchy, but machines work well.
Advice to owner:
Improve the basement laundry area. Otherwise you’re doing great.
