Pros:
Great location, super is responsive, elevator in building and laundry in building (with laundry cards, no coins!)
Cons:
Occasional issues with cockroaches, elevator is extremely slow

A great building but with downsides

Pros:
Grounds are very well kept. Elevators. Great mixture of original architecture and modern touches in the apartments. When someone moves out of an older unit, they are quick to gut renovate the kitchen, bathroom, and reseal the hardwood floors before it is listed again. Super and porters are constantly cleaning, painting and maintaining the garbage. Trash shoot on every floor. Great, convenient location. Enormous apartments for the money that are well maintained. Package room is also a great plus, as well as the beautiful courtyard and outdoor seating area. Never had an issue with heat or hot water. The few times I’ve had issues in my unit (minor water damage, electrical issues, new tile settled and cracked), they were very quick to resolve with deploying someone in their network free of charge (contractor, electrician, etc.)
Cons:
Mixture of lifelong tenants and 1-5 year tenants causes friction at times. Most tenants are very nice, but a few are very questionable. Major con is that they have an exterminator who comes monthly, but is not very thorough, so roaches are very common here, even if your particular unit is clean.
Advice to owner:
Please hire a more robust, thorough exterminator. Also consider more digital ways of communicating with tenants/ways of paying. Younger tenants tend to be more shy when it comes to issues in the building. Seems silly to mail a check 2 blocks away! Emailing tenants instead of posting notices around the building seems more efficient.
