Poorly Managed Historic Building

Pros:
- Quiet (can't hear the neighbors unless they walk by your door - TALL ceilings - Spacious apartment - Affordable rent + parking
Cons:
- Rundown (the building is in disrepair and could use A LOT of tlc) - Leaks (our apartment has had three ceiling leaks in the past 14 months) - Management puts a Band-Aid on problems. We had a gas leak from our oven for a whole year (which management ignored and told us was just how gas ovens worked..) and then they replaced it with an equally old and used stove
Advice to owner:
Fix up the property and be more cognizant of tenant complaints! People could get seriously injured if you don't listen. Apartments can and will get damaged beyond use if you don't fix the building.

Pros:
Awesome location, great plaza across the street including good pizza, pretty good grocery store, dunkin, and a new UPS store (awesome store with awesome people btw). Parking is usually not a problem around here, as the alternate side times are 11:30-1. The building itself is great. 2 laundry rooms per floors, each has 2 washers and 2 dryers. Not usually an issue getting at least one machine. Elevator hasn’t had any issues in my time here. They are slow but that’s not really relevant. The unit has high ceilings, skylights, and is very spacious. Nice spacious kitchen with dishwasher and pretty modern appliances. Management uses an app called building link to inform you of packages for you, you can also open maintenance tickets there and post to a bulletin board to sell things or if you are looking for a sitter. Doormen/concierge are all very nice people as well.
Cons:
Absolutely no caution for covid. Doormen/concierge occasionally wear masks, no signs in elevators or hallways. The building is a bit expensive. Also they have a gym but you have to pay for it, which seems so petty. Parking is 250 for a covered spot, and the garage is more than half empty and is not connected the building! So you pay 250/month and still would walk in the rain or snow and lug all your staff in and all that. I usually find street parking closer than the garage! A lot of tenants keep stuff in the hallways, some keep bikes or tables or empty water jugs. It’s all a hazard as these things are partially blocking fire escapes.
Advice to owner:
Open the gym as free to tenants, cut parking cost to 50ish dollars, require tenants to bring their things INSIDE their apartment as they aren’t allowed to occupy common space or block fire exits, take serious covid precautions!!!!

Pros:
Nice high ceilings, good area with stores, bus stop and subway stations in short walkable distance. Lots of closets, lots of pantry space in the kitchen
Cons:
- No COVID precautions, doormans wear their masks occasionally - parking is expensive for Astoria, $250 - small moldy old stinky gym in the building for additional fee - during heavy rains windows were leaking like crazy - poor noise isolation between the floors, holes in the floor near walls, luck of material, you can see isolation material between the floors - elevators are old and we’re broken few times each month - when some of appliance is broken the process of fixing/changing is very long, can take a couple of months for a/c unit during the summer. - some kitchens are designed weirdly: very narrow space, so narrow you can’t fully open fridge and oven

Be more respectful to your tenants. More flexible and responsive.
