Pros:
I had one upstairs neighbor who was absolutely phenomenal and ended up being a friend.
I did get our entire security deposit back, but I do believe it's because he knows how bad of an experience it was for us, and that I documented literally everything to cover us and would have pursued him.
I personally sealed all of the baseboards and openings so hopefully the roach problem isn't as bad as it once was (but i doubt it)
Cons:
I don't even know where to start. The broker for this apartment was the landlord's cousin, said he was "real laid back, cool guy" okay, sure.... what he actually should have said was that he's so unbelievably disorganized, and is a horrid person to deal with.
When we moved in, the apartment was filthy, old food-broken glass-literal inches of buildup inside of the toilet. It took us 2+ weeks to get it truly clean.
The week we moved in, NYC had a ton of rainstorms, and it rained in our living room every single time, coming in through the windows and the area around them, we had to be there to watch and interrupt our sleep cycles to empty buckets and whatever pots and pans we had. This went on for months, until the landlord hired someone under the table and didn't get proper work permits. The workers were told by the landlord they could use our electricity to do what they needed to do- so we had to be home with our apartment door open and unlocked, then the workers started coming upstairs to try and use our bathroom and such which made us uncomfortable. Work took place over several weekends, and the "contractors" always left a giant mess behind that would blow into our windows once we opened them. One of them fell through the roof in my upstairs neighbor's apartment.
We had NO hot water for the entire first week that we lived there, and despite numerous calls to the landlord- nobody showed up to fix it, so we had to heat water on the stove and pour it over one another to get "clean".
I believe this apartment was not wired properly, or it was connected to another unit, as our ConEd bills were in excess of $400 consistently. Part of this was the windows not being installed properly- there was always a current of air coming from outside because all of the seals near the wall were cracked.
We had Split unit heating/AC which did not work properly. The apartment stays at a humidity level of 80+%, and the units do NOT work on Eco mode. This ended up harboring mold inside of the apartment, which was reported and never tended to. The heating elements also do not work properly on these, and I have no doubt it's because the landlord doesn't do things the proper way.
There is no one to clean the common areas. I bought supplies and detailed it every week myself.
Apartment isn't well insulated- you can hear literally EVERYTHING from Ditmars.
We had several entire weekends where we had no hot water, one of the last ones we had, the landlord had come to turn it back on and then gaslit us when we called him back to say we still didn't have any hot water because he was on his way out of town for a holiday weekend.
Smoke detectors were long expired (But replaced eventually)
Landlord refused to actually do anything about a neighbor from hell. Drunk, screaming, yelling all the time, and a dog that was severely neglected to the point it would "scream" all day long. This caused severe sleep disruptions and missed working hours, as well as people coming into the building because they could hear it at the street and thought it was a woman screaming. These neighbors were hoarding trash, their kitchen was up against our bedroom and we could literally smell it through the walls. Units 2F and 2R are absolutely infested with roaches. We had to basically beg to get pest control in, and when they came- they didn't even do the whole building.
There is no where to put trash or recycling, period, it's either in your apartment or out on the sidewalk. There are no trash cans and no holding areas.
Towards the end of our tenancy, our AC unit in the living room just decided to randomly start dumping large amounts of water because it wasn't draining properly.
We rented this unit for $2200/mo, and that was way too much, I'm seeing that it is now listed at $2500 and I'm telling you, for your own sanity DO NOT rent from this person or in this building, you will regret it like nothing you've ever done before. And- landlord refuses to communicate via email or text, so YOU will be the sole person documenting, and I highly recommend doing so with him.
I could keep going because so much happened within the year and a half that we lived there- bottom line is, it seems like this guy was handed down these properties and really doesn't want to be a landlord. For a short period of time, he had hired an incredible property manager, but I'm pretty sure he has moved on since. This guy is trying to rent out the worst apartments for luxury prices, do not be fooled by it. We never even got this guy's last name (I still don't know it) and he never used a real phone number either. Shady, at best.
Advice to owner:
I would seriously advise them to give up being a landlord.
