A lot of discrepancies with the lease agreement.
Pros
Located in the clean and green area of Queens, not too far from the public transportation and shopping areas.
Cons
I found the apartment in this building through Realty Depot (realtor Stella) and everything that was covered in the lease and building rules turned out to be a lie. - a lot of tenants smoke (including weed) in their apartments, so you constantly subject to the secondhand smoke as it travels through the hallways and windows to your apartment. - a few families with little kids let them play in the hallways, so the sound of screaming and running around kids at 8 am is a norm. - lease states that it’s a pet-free building , which is not true either. Multiple tenants have dogs, including big ones. - the super is often away and even when in the building, not very helpful. - terrible noise levels. Everything you neighbours above do - travels to your apartment. Even the sound of the TV, not to mention steps and music. -laundry machines and dryers are absolutely filthy, covered in dirt, dust and slime. They never get cleaned and the paying system is often inop. -water pressure in the shower sucks. - you do get occasional roach guests. - the ramp access is available only through the basement, which is a maze. - moving in was a challenge, because all the stuff and furniture could be brought in only via that long maze in the basement and the hours and days you are allowed to move-in are very particular and limited. - no hood in the kitchen, so if you cook all the upper cabinets would get the greasy coating in a while. - overall the apartments are overpriced and the condition and quality of living in this building are not worth it.
Advice to the owners
To respond to the requests and questions in a professional and timely manner. To actually care about the residents and not solely collect the rent checks and ignore the concerns.
