Prewar, large units, some are rent stabilized. Maintenance staff and neighbors are friendly. Very close to supermarket.

Getting repairs done is very difficult. When several apartments were damaged from a water leak, we submitted paper and digital work requests, texted/called the super, talked to the super in person, and talked to the building manager, but it took months for them to finally make repairs, and even then, it still isn’t completely repaired. We’ve had similar experiences with other work requests. The building has a pest problem, but the pest control doesn’t always show up when they’re supposed to. The water has a small lead content when it’s been sitting in the pipes for a while, so we have to run the faucet for a minute before using. About 4 times every year, the heat and hot water stop working for about a day or two. Heads-up to future/current tenants: some parts of the lease are unenforceable and won’t hold up in court. Also, our unit is not rent stabilized, but we requested the rent history and are suspicious that it was illegally destabilized. So definitely look into that.
Advice to the owners
Follow up on all work orders. Stop writing leases that take advantage of tenants who don’t know their rights.
