could be worse

Pros:
elevator building and convenient location
Cons:
poor management that doesn’t even do the minimum. building not well maintained and renovators cut major corners.
Advice to owner:
maintain the building!!!

The space in the apartments themselves are nice. Large bathrooms, bedrooms. Elevator in building with access to street level (when it decides to work).
Cons:
Where to begin. The consistent theft/burglary problem management refuses to address is by far the biggest problem. Packages are stolen quite often that I have everything delivered to my workplace. The door to the front and the side of the building have CONSISTENT problems & the super/management ignore it. We’ve had AC issues in our apartment for 2 years and for some reason they can’t bother to get it fixed for us. Adam, the building manager, couldn’t care less about the cleanliness or safety of this place. The washing machines have NEVER been cleaned and they are caked with mold. People park in the garage that don’t pay for spots down there. The elevator goes out almost weekly. There’s been a decaying Christmas tree on the building since…. Christmas. And then the gym. Tenants on the second floor have somehow claimed this as their own personal smoking space. They smoke cigarettes with the doors open while people are working out. The guy that’s paid to come deep clean the gym absolutely doesn’t do that whatsoever. He puts down his cleaning stuff and works out instead. No sani or anything to wipe down machines. Equipment has gone missing. This building is a mess and the landlord is 100% getting worked. The super doesn’t do shit and nor does Adam.

elevator, pets, gym, building, nice size apartments. amenities
Cons:
doesn't take care of the building as a whole, thin walls, no one site supervisor. landlord very inflexible . charged us late fees during covid even though it was illegal. no security... door is always broke.
Advice to owner:
if you want to charge luxury apartment rent manage the place like a luxury building..

Upscale Building, Ex-Slumlord Landlord now in Luxury, Area Safety is Issue

Pros:
Elevator in building with garage. Large living spaces. Close to subway and supermarket. Lower cost as there is no doorman. Rent stabilized offered by landlord.
Cons:
All furnishings (tubs, wood trim) were installed with existing damage. Wooden floors made from Balsa wood easily damaged. Window AC units are long-outdated equipment out of warranty and can’t be fixed. Neighborhood was improving until 2019 but now in decline - safety at night is a growing concern in 2020 for the outside area, especially around the subway. If you have an issue with the landlord, and they are at fault, they are known to be difficult to reach, use different mailbox addresses with LLC businesses set up separately by building name in downtown Brooklyn, but have a poor record with NYC and are known to the city. Yes, they have been working to improve their reputation in recent years as they moved from low income housing to luxury apartment buildings.
Advice to owner:
Keep the building and surroundings clean, kill the rats, remove the graffiti, think about how AC units can be fixed and replaced in the future (these devices are out of warranty and can’t be serviced by manufacturer), think about how to safeguard the foyer/entrance against package theft, ask for feedback from your tenants and keep an open line of communication open. You’re asking for high rental rates - step up tenant services to keep them happy and everything will be fine.

Pros:
Laundry in the basement. Parking garage. Elevator. Large living spaces. Friendly super. Patio/balcony. Cheap utility bills. LARGE kitchen. Mexican restaurant downstairs, super close to the train. New intercom system synced to our phone. Everyone in the building is very nice. Pets are allowed with no fee. Rent stabilised unit.
Cons:
Management & super don’t seem to communicate. We got the keys and the apt was NOT move in ready. Management can take forever to respond to issues. Easier to call the super. Packages sometimes get stolen. Loud neighbor in the apt next to me with thin walls. Limited parking spots. Stoop is always messy, glass/trash outside of the elevator at street level
Advice to owner:
Clean stoop & area in front of elevator more often. Make a way for packages to get stolen less, like a package locker. Be more responsive to maintenance requests
