101 Clinton st
Former Tenant
Pros:
Responsive maintenance, clean garbage room
Cons:
Loud street, some stolen packages
Quick to respond to any issues when they occur
Former Tenant
Pros:
Quick response times to maintenance Quiet building with lovely neighbors Washer/Dryer in building Elevator in building Communal spaces are well kept
Cons:
When moving the unit was not cleaned and filled with tools and equipment Occasional maintenance needs (handles falling off) No ventilation in the bathroom
Advice to owner:
The garbage space is tiny for all of us and needs to be handled more than once a week.

You get (even less) than what you pay for
Former Tenant
Pros:
This apartment had a perfect location in my opinion
Cons:
Garbage being stored inside made the apartments this building consistently infested with mice. Building was extremely old and in disrepair with no updates being made. I lived here for several years and multiple times had water coming through the ceiling, once large chunks of construction debris even fell into my bath tub

Amazingly quiet central East Village Apt
Former Tenant
Pros:
Small, only a few neighbors, very large apt (top fl with a skylight) and a great roof view. Rear facing but facing a yard so not dark but quiet!
Cons:
Building is old, you will see pests… but it is nyc… and the hallway is kinda gross like old carpet but ppl will be surprised by how big ur apt is!
Advice to owner:
Clean the hallways?
Very nice building
Former Tenant
Pros:
Great apartment, big windows and high ceilings, full kitchen and bathroom
Cons:
There was mice and the “lobby” is not kept clean, packages have been stolen and the front door doesn’t properly shut in the winter without pushing it
8 months ago
Fine building overall
Former Tenant
Pros:
Mostly good neighbors, great location, room is away from the street
Cons:
Occasional cockroach in the shared hallway, pigeons outside the windows
9 months ago
Typical Lower East Side
Former Tenant
Pros:
Great location, lots of space, super / management is very responsive.
Cons:
Bugs in the hallway and building (cockroaches! and they fly!), homeless people hang out in the stairwell, extremely noisy considering proximity to traffic / being above a bar, packages get stolen constantly and instantly, really expensive for what it is.
Advice to owner:
Get better security so packages stop getting stolen, get stop leaving windows open in the hallway to mitigate bugs, get online payment system as having to mail physical checks is really outdated

Pretty good - cleanliness, convenience a plus, good neighbors, package help
Former Tenant
Pros:
Laundry in unit Good heater Water pressure good
Cons:
Inattentive owners Roach issue

Not an ideal place to live
Former Tenant
Pros:
Nice people live in the building and great super!
Cons:
Where to start.. the cockroaches and mice were out of control. It wasn’t bad when I first moved it but over the last 2 years it got much worse. I got sick from an incredible amount of mold in my unit, there was so much a wall had to be replaced! Then no cooking gas for months on end and no one ever came to put back together my kitchen after one day someone came with No warning and took all the cabins to do repairs to another unit. To top things off I have a piece of building fall onto and concuss me. Building is very bad shape, very dirty and smelly in the common areas. If you have a problem you might as well fix it yourself no one else is going to. Elevator was out for over 10 weeks it was sad to se the older people be carried up to their units. Lots of people smoke inside and the smoke smells travels throughout the building. Not willing to negotiate rent even after raising it over $500 per month.
Advice to owner:
Replace the carpets in the hall
Large Studio with No sunlight
Former Tenant
Pros:
Easy access to the elevator and mail along with high ceilings
Cons:
Walls are thin and can easily hear neighbors and next building. Loud on weekend mornings due to religious services

Lovely place to live
Former Tenant
Pros:
I loved living here. The proximity to the river and so many cool neighborhoods makes it a walker’s paradise. My apartment was cozy and had big windows.
Cons:
Since all the apartments are right by the stairwell, it does get noisy at times. I invested in a white noise machine and some good ear plugs for nighttime.

Pros:
Clean and responsive super and mgmt.
Cons:
Very loud street location. You are across an Enterprise and a car park garage.

Decent building, some issues though
Former Tenant
Pros:
Elevator, laundry in building Super is really helpful Apartment is spacious and has a great layout
Cons:
Laundry machines keep breaking down Hot water and/or heating wouldn’t work occasionally Minor pest control issues; recently there have been rodents spotted Management is fine, but unwilling to negotiate or meet you halfway on lease renewals
Advice to owner:
Work with tenants on rent instead of suddenly raising it by 25-30% and fix the boiler please!!

Not much! Maybe switch from coin to card laundry?

Decent mgmt co
Former Tenant
Pros:
Management company was decent, building wasn’t gross.
Cons:
My rent increased by 1K once my lease was up. Knew it was coming bc I got a COVID deal but still pretty egregious imo
Advice to owner:
Lower the rent lol it’s not that amazing

Rooftop door was open at times during the day birds can fly in.
Advice to owner:

93 Clinton St
Former Tenant
Pros:
Very nice neighbors and quiet, only noise comes from the streets. Attentive and kind landlord. Very easy access to stores, restaurants, laundry and coffee shops. Management responsive about mold concern.
Cons:
Cockroaches, AC unit left behind by previous tenant covered in mold, mold in dishwasher, pest control sign up but have not heard from management.
Advice to owner:
Pest control needs to be more attentive. Inside of building and foyer needs to be cleaned and updated!!!

Location is nice but not worth the money they’re asking
Former Tenant
Pros:
LES is a good time.
Cons:
What they are trying to charge is absolutely not worth it for this amount of money. Find another place for $3k. They advertise some apts as 1 bedroom but they are not big enough for a bed to be in it. There are 0 amenities in the building. Amenities are dated; bathroom should have been renovated before I moved in

Previous tenant - pre Covid
Former Tenant
Pros:
Very responsive super and owner lives next door - she is also very responsive. Very quiet neighbors for the most part.
Cons:
Heat levels felt too high for time of year — lobby could use some renovations.
Advice to owner:
Add camera in the lobby for packages
Lots of space
Former Tenant
Pros:
Laundry in building, large apartment
Cons:
No closets, very outdated, not overly hot when heat works, laundry only takes coins, mice and roaches not managed, mildew smell in hallways, garbage piled up in basement, building not secure, thin walls
Over 2 years ago
Life in 307
Former Tenant
Pros:
Fine apartments, cozy enough for 1 and a very very cool area to live in
Cons:
Building has a roach problem that the owners don’t supply enough of an individual effort to exterminate, but if you treat it well on your own you’ll be fine
Over 2 years ago
Kahen is the worst
Former Tenant
Pros:
Superintendent. The only pro of the building is him.
Cons:
Kahen is unresponsive and has a faulty boiler that is ready to explode any second. It makes noise that permeates through both this building and the neighbor building. Imagine Mike Tyson hitting your floor to ceiling heat risers with a baseball bat every 2 seconds. All day. Everyday.
Advice to owner:
I'd give advice but they obviously don't listen.
Cute unit but pest problem
Former Tenant
Pros:
Updated unit and responsive management r
Cons:
Cockroach and mice problem, exterminator comes once a month but still an issue. Entryway and stairs have gross musty carpet
Advice to owner:
Replace stair carpeting and fill pest holes before tenant moves in
Over 2 years ago
Worst building ever..do not move in
Former Tenant
Pros:
The location is ok but not worth the living conditions while paying market
Cons:
Massive mouse problem Noisy neighbors even police show up constantly Filthy Street garbage always overflowing Not maintained well Hallways never cleaned Smelly entrance Trashbags in hallway at all hours
Advice to owner:
Clean clean clean! Fix the garbage! Fix the pests! Fix the building!

Fine building. Poor management
Former Tenant
Pros:
The apartments are a good size, and the location is great if you're looking to live in the heart of the city.
Cons:
The management company - Rialto Management - has a faux-responsiveness to any issues. Whether it is on accident, or they really think people are that stupid, I have no inkling. Either way it is unacceptable. The superintendent services company they have hired to manage the building is worthless. We have lived here a year and STILL do not have a working light/fan in our. bedroom. We've talked many times with Rialto to fix the endless issues we have with the apartment and they make a show of setting up someone to come fix something but that person will most assuredly NOT show up. The only thing you can depend on is that Rialto is not dependable. Need more anecdotal evidence? Trash service is abysmal at best, at worst it is criminal (literally! Multiple citations and summons.) The most responsive they've been is to install window guards (we have a newborn). In fact, it bordered on harassment. The ironic part is that we didn't even request them. They are required by law to have them installed so they actually worked hard to get them finished. Not to care for their tenants but to keep their own butts safe. This has only lead to more problems as now none of the windows are in the tracks, so we have full wind coming through these ancient and broken windows. The breeze literally moves our curtains. Unacceptable. The single washing machine they have is often broken, and the one light leading down the stairs is never working. The basement area is straight out of Saw 3. I always expect to see a creepy clown doll riding a little tricycle.
Advice to owner:
Do so much better. For how much you're charging for these apartments, people should AT LEAST have working lights.

Terrible place, renter beware
Former Tenant
Pros:
Kind of a decent price, though the rent is going up and up.
Cons:
Where do I start. Paper thin walls so you can hear everything. Hallways are always dirty and recycling overflows. We can always smell strong cooking smells from other apartments and people smoking. The street seems quiet but is actually super noisy because of bus route and proximity to FDR. Building not very responsive to repairs or pests. We got mice three times.
Advice to owner:
Please do better

Studio Apartment Decent
Former Tenant
Pros:
Rent Stabilized Nice windows
Cons:
Pest issues - bugs AND mice Non responsive management Flooded kitchen from sink The pest control person they hired is incompetent Dirty common areas Stolen packages caved in floors
Over 2 years ago
Not bad for ‘first apartment’ new yorkers.
Former Tenant
Pros:
Great location & transit nearby
Cons:
Management is lacking, common areas unkempt.
Advice to owner:
provide better maintenance and renovate.
Cheap rent, responsive management
Former Tenant
Pros:
We've enjoyed our time here. Apartments are pretty narrow, but decent space for the price. Ours had high ceilings and was a studio loft--great deal! Most street facing units have sliding glass doors to the fire escape--our only window, but it was definitely nice to have. Management usually very responsive to any problems. Live-in super is personable and effective, though always needed to follow up on when he was coming by.
Cons:
Hallways are a bit grungy, though they did finally paint over the garish wallpaper. We could frequently smell food and smoke in the hallway, but that didn't travel into our apartment. Elevator breaks down quite a bit, as do the machines in the laundry room.

Pros:
Good neihhbothood and convenient in terms of transportation.
Cons:
The garbage truck could wake you up

Well your close to the park
Former Tenant
Pros:
Location is killer
Cons:
Old not well maintained building. The common areea is never cleaned by management. Numerous chipped tiles on stairway and the walls are filthy.. The garbage outdoor overflows ad least 2 times a week.
Advice to owner:
Spend the money get a professional porter and renovate the common areas.

Within expectations of East Village
Former Tenant
Pros:
Proximity to a great neighborhood, lots of restaurants, bars, and cafes. The street is pretty. Close to both the 6 and RW lines.
Cons:
Many pests of all kinds. Only a window A/C unit. Not a lot of natural light.

Avoid this Building
Former Tenant
Pros:
Rent stabilized, lovely tenants except for a dude that rips butts in the hallway
Cons:
Roaches, mice, landlord did the bare minimum before we moved in. Cooking gas got shut off and we were without it for most of the year. Dirty. People steal packages but that’s expected in a busy neighborhood w no doorperson
Advice to owner:

Former Tenant
Pros:
Convenientish location and responsive super
Cons:
Pretty noisy walking through halls and extremely hot pipes/heat

Responsive LL, wacky neighbors
Former Tenant
Pros:
LL owns building and lives in basement, is usually around.
Cons:
Alleyway behind apt is so violently loud and you’ll be awoken at 4am for trash runs if you’re back facing. Apartments very small and overpriced for other buildings in the immediate area (even within the same block).
Advice to owner:

Good looking apartment but lots of underlying issues
Former Tenant
Pros:
Amazing location, beautiful spacious 2 bedroom apartment with high ceilings, and a friendly Sup.
Cons:
Horrendous heat/hot water issues during the entire winter. untrustworthy property owners (JKNY real estate) who lacked accountability and professionalism, horrendous mice problem, cockroaches (above restaurants), and the gas stove had serious issues for over a year and did not work so we couldn’t cook
Advice to owner:
Fix the heat/hot water issues for the long term, so that tenants aren’t brutally suffering in freezing temperatures in the middle of the winter, as well as the gas for cooking and pests infestations.
Simple and Quiet, no frills, very safe
Former Tenant
Pros:
Safe, interesting units, sunlight, storage, friendly and considerate neighbors
Cons:
Mice problems on multiple occasions. Rat infestation on the corner of the block - took years to resolve. Common areas (carpeted stairs and etc) smells old/dank, could have better lighting

Ideal flat / home
Former Tenant
Pros:
Location , size , price
Cons:
Needs a little renovation
Better options for less $
Former Tenant
Pros:
Location to subway
Cons:
Garbage not taken out often enough. Management acts like they couldn’t care less to help solve any problems. Poor value apartments in general.
Advice to owner:
Start caring about the quality of the building and more importantly, its tenants, by hiring a management company that actually puts effort in.
Great location for too much rent
Former Tenant
Pros:
Great location. Super is really responsive and nice guy. Always available and helpful.
Cons:
Very noisy because there’s an irish bar downstairs. There was a gas leak last year and the management didn’t compensate tenants for 5-6 months of no gas (even though they said they would). Water pressure was terrible.
Ok value for price
Former Tenant
Pros:
Simple and more affordable
Cons:
Theft of packages, security camera not working.
Advice to owner:
Better security for the building,

I love 24 Henry and Cynthia
Former Tenant
Pros:
The natural light, the neighbors and neighborhood, the cleanliness, the landlord (Cynthia)
Cons:
I have nothing bad to say about the building or owners
Advice to owner:
Keep being the best
Low end cleanliness
Former Tenant
Pros:
Nothing to recommend but proximity to Q train
Cons:
Landlord raised the rent last March in spite of the pandemic! No decreases offered!!! Garbage and cleanliness is minimal
Advice to owner:
Don’t increase rent and then provide zero upgrades to the building or tenants especially during the pandemic!! This is the worst building on the block monitor other neighbors who dump their garbage or dog poo at the building too!
Nice small building
Former Tenant
Pros:
I mean you’re right above mud, so hard to complain hahah The walls were honestly really sound proof, pretty much no noise from my neighbors ever, some street noise though I only had a coach encounters
Cons:
A lot of street noise sometimes, it’s a busy street especially in the warmer months There are some roaches
Advice to owner:
Nothing to say here
Good for location
Former Tenant
Pros:
Central location, garage around the corner & not in building,
Cons:
Noisy neighbors (building next door, not tenants), common mice, water easily backs up, little follow through with super
Advice to owner:
Please be more responsive to your tenants

Cons:

Kinda sorta ok place
Former Tenant
Pros:
Sorta big apt
Cons:
It’s a walk up so moving in and out is a all day event
Advice to owner:
Vacuum the halls more than once a month and fix the whole overflowing garbage issue
Over 2 years ago
Don’t move in
Former Tenant
Pros:
Location: grocery stores and subway just a block away
Cons:
Poor maintenance. Outdated, dirty, stained hallway carpeting. Dyers in basement have been broken for over 3 years. Super is unfriendly and honestly the laziest person I’ve ever met, he won’t help with anything you ask him to do. Cockroaches and mice... beware folks, this is a poorly maintained building
Advice to owner:
Just because this is a rent stabilized building doesn’t mean you can neglect it’s tenants and maintenance. Invest in hiring a Super that cares. Invest in replacing and repairing the laundry room. Replace the hallway carpets. Paint the walls
Over 2 years ago
Truly the worst living experience
Former Tenant
Pros:
The apartment is visually appealing
Cons:
Dealing with Rialto is an absolute wreck. We lived with mice in our apartment for a full year. When they actually respond, they don’t offer much help. They sent an exterminator a few times, but after they kept coming back, they gave up trying to help us. I literally would find mouse poop in my bed. When our fire alarms were not working, getting them to replace them was like pulling teeth. They came to our apt, took the old ones out and didn’t replace. They proceeded to tell us they did replace them and they wouldn’t be returning. Sending a picture of the missing alarms wasn’t even enough for them. They also keep their garbage inside the building on the first floor. By the end of the week it piles up and smells repulsive. Maybe that’s why they have a pest problem.
Advice to owner:
Make your apartments LIVBLE and listen to your tenants when they tell you there is an issue. Also, figure out a way to have your garbage outside the building.

Misleadingly Good Units
Former Tenant
Pros:
Good location, quiet neighborhood, near subway
Cons:
Building management takes a while to fix things, no area to store trash so you have to hold it in your unit, things break weekly, poorly maintained building, no on site super, radiators are really old so they hiss loudly
Advice to owner:
Get a trash collection space
Overall great building
Former Tenant
Pros:
Responsive and relaxed management company, pest free, perfect location, well kept for the most part, nice quiet neighbors
Cons:
Space is small but it’s NYC so that’s expected, outdated appliances/finishes, if you live on the south side of the building it can be noisy from the busy street, hallways could use some updating/fresh paint, sometimes garbage outside is overflowing
Advice to owner:
Maybe have the garbage removed more often to prevent overflow
