Cons:
Zara— the landlords and super are intensely controlling and prejudiced. They do not care for the livelihoods of the commmunity or their own renters. Pretty slimy

Neighbors a very good, they mind their business, they’ll talk just to say hi. The building is nice on the outside and I love how they had 2 months free on rent on a 12 month leasing
Cons:
The building had a lot of roaches, especially in the lobby and in the actual apartments including inside of the incinerator were the garbage gets disposed and In laundry rooms. Rent was $4,000 and that was for the one bedroom apartment at the time I had the apartment. The whole building had a pests in that building. The communication between tenants and management is not really great, most of them were switched out and someone new was always the manager. I would try to contact the management an no one would get back to me at all. Even when I locked my self out my house it took them about 8 hours to let me back into my apartment. Because management was sleep and nobody couldn’t unlock the door for me. They raised rent for something that’s not worth $4,000 more like $1700 for 1 bedroom and 1 bath.
Advice to owner:
Start sending emails and comply with tenants more to keep an updated record. And please mandate all tenants to exit the building for exterminators to raid bomb that whole building. Stop trying to charge people more for something that’s not worth more.

The water pressure and the updates for the apartment.
Cons:
Hardly any Heat in winter
The cost to move in you have to pay 4 times. Brokers fee, security deposit, and 2 months rent.
Has alot of roaches, they do not exterminate all the apartmemts.
They try to solicite you for certain fixtures.
They try to use their own people for you to buy furniture.
Advice to owner:
Stop being crooked in your lease and trying ro find ways to chatge people for their hard earned money. Fix your roach infestation problem by fumigating all the apartments instead of a select few. Get security. Stop trying to solicitate people with a brokers fee for an apartment that you could easily do a schedulesviewing for. Follow Covid regulations and have people wear masks.

NOTHING this building sucks so bad it’s fricking terrible.It’s horrible
Cons:
They don’t come to do repairs.They turn the hot water off on purpose and he elevator.Also the super doesn’t even come when there is a emergency.

Do your job and stop taking advantage of hard working people.YOU are horrible people do better.Be honest and treat people like they are human.DO YOUR DAMN JOB OR LEAVE.

Avoid ZARA by all costs.

Nothing, these people suck eggs
Cons:
Everything.
Bedbugs, roachs, mice, rats, even a raccoon.
No key to get into the building unless you fork over 150 dollars
No one has ever gotten back a full security deposit claiming it was too dirty and repairs.
Illegal modifications to a studio to make it an one bed room.
Advice to owner:
Run for the hills cause the city and state are coming.

Management not willing to provide maintenance to appointment units. Water problem with pipes apartments always over flooding

Please check you staffing not people person and not willing to resolve tenants problem with appointments issues

The superintendent is a nice guy, I’m just sorry he works for horrible management.
Cons:
Living here for the 4 yrs I was imprisoned to the building. The loud neighbor above me that won’t turn his tv down. The building manager tells me to call the cops to handler loud complaints. C19 is loud and will not turn his tv down. The building smells of weed and cigarette smoke. The elevators are broken a lot and the laundry room is operating at 75% 100% of the time. The clothes washer over charge for and then card machine does not accept $1 bills (in order to get the machine to work)

The building manager Danny is a horrible man, does not return emails or phone calls and lies to you about things getting down. He told me I can leave if I didn’t like it. And I did

After I moved out, I tried to contact the leasing office several times and I never heard anything back, after responding to a request to “why was I moving out”…. I was honest and I never got a response back. They truly don’t care about you.

Near the subway and buses terminal and grocery and near the police station
Cons:
The cons about this building is that they do fake repairs to get more money and almost 99% of the time the elevator are ethier out of service or turned off by the management.Also once someone moves out they enter the apartment and break the walls and basically vandalize it then they take you to court saying you destroyed their property.Also there is little to none heat or hot water.The management is very rude and act like you are the problem.I lived in this apartment building for 20 years and the management before Zara reality took over was a great manager kind,helpful and caring they fixed our problems but Zara came and got 95% of the old tenants to leave.If someone refused they would open the mailboxes and take your important mail.THIS IS MOB TACTICS we had to call the PD,FD,USPS and department of buildings and they still didn’t fix anything.The New York post and the New York daily news both did news segments about them also many news station covered a protest against the Zara reality company.Also during this COVID-19 economic struggles I witnessed that Zara took many people to court for paying 50-100 dollars less.
Advice to owner:
They need to change there tactics to operate.They need to change as a company whole and this problem is on a corporate level.Until then I don’t see them changing or the building getting any better anytime soon.They have the money too because they have over 100 building and thousands of tenants have been affected and bullied by them.
