-convenient location close to train and great restaurants -a few friendly neighbors -great food options in the neighborhood including an amazing pizza place across the street -Citi Bikes and bike path close by -responsive management team (new management is doing better)
Cons:
-constant loud music and disturbances from tenant 1A -said tenant leaves dirt, personal items stinking up hallway, illegally dumps trash -several NYPD incidents causing building lockouts and unwanted visitors -package theft -faulty or non operating surveillance camera -no virtual doorman to see who is buzzing in -baseboard heaters have not worked in over a year -no superintendent in the building, workers are unskilled to fix repairs to normal standards -flies/pest issue around the property due to leaks and poor sanitation -trash management is an issue -dirty and rusted areas on the mailbox
Advice to owner:
Please take immediate action to address the ongoing disturbances caused by Tenant 1A. The loud music and unsafe environment significantly impact the well-being of all tenants. Enhanced enforcement of noise regulations and possibly increasing surveillance will provide peace of mind amongst the tenants.

Good size units. The units that have been renovated are really nice.

Not great light. The downstairs units open directly to street which might be a security concern. Not all of the owners are as reasonable as others

Really like the management at this apartment. They've been very responsive though we didn't have a lot of occasions to call. Safe environment. Packages always safe.

Neighbors are great and so is the neighborhood. Rent Stabilized
Cons:
When we moved in, there was a super and a management company but then they both left at the same time and since then, the landlord is hard to get in touch with and slow to respond or unresponsive about fixing anything in the building. Heat and hot water is bad during winter months, elevator continues to break down, damage during rainstorms. Multiple times have had issues with roach and mice. City violations but nothing changes.

Take better care of your building

The perfect small apartment

Pros:
I lived here for 3 years. The location could not be better, and the apartments have character. The building is very well maintained, and management is quick to respond to requests. They did not increase my rent too much when I went to renew each year.
Cons:
Generally, all of the apartments are just SO small. I lived in 2 units during my time in the building. The floors are crooked and there are many “quirks” that come with the fact that it’s old and unrenovated. Sometimes the building maintenance people are not very thorough.

Do some renovations to the bathroom and kitchen but keep the charm

Large apartment with w/d in unit and access to back patio. Renovated kitchen, lots of closet space.
Cons:
Owner does not respond, everything that stops working must be fixed by the tenant. Never met the super, I don't think there was one.

extremely charming yet classically old building

my roommate and I love love love the interior of our apartment. it has so much character - colored tiles, huge bowl-shaped sink and counter in the bathroom, windows covering the whole apartment, lots of brick. it is truly beautiful and hard to pass up. also has an in-unit washer dryer which is amazing for the price. building is in a wonderful location close to LES, Nolita/Soho, Noho, Stuytown, etc. - you can walk everywhere. Only 2 rooms per floor once you get above the first floor, so lots of privacy
Cons:
You can't control the heat and all of the windows make the apartment extremely extremely hot even with an AC unit attached to the window. Next to a police station so can get a little bit loud. Easily worst of all, we had lots of mice in the summers. Not fun. Would still live here for all of the pros, but would bring in a contractor before moving all your furniture in to fix the problem.

The location is great. The building management is usually timely with maintenance requests and try to keep the communal lobby area clean.
Cons:
The building is noisy, you hear everything going on in the building inside your apartment. My entire time living here i've had to deal with roaches and mice. Mold grows easily in the bathroom since there is no overhead ventilation and the windows are glued shut thanks to the landlord special. Management can be rude to work with.

Fix the pest issue.

Literally nothing. This place is awful.
Cons:
Roaches, rats, heat and hot water issues, windows broken, fire escape isn't in great shape. Oh did I mention the fact that management doesn't respond to any emails or fixes anything? Packages get stolen all the time, the door is often broken. Don't forget about the ROACHES!

When I first moved into the building it was brand new. Construction had just finished. The walls were clean, new appliances, it’s a walk-up building but made look like those new buildings in Williamsburg Brooklyn were I came from. It’s across the street from a hospital, Who is recommended the apartment from a realty company who had high recommendations on it and assured me the building would be a quiet place to live.
Cons:
Boy was I wrong. As the months went by I started to realize all of the flaws about the building and new tenants started to move in the building progressively became a disaster. The hot water takes about 15 minutes to come on and when it does it only last for about 20 to 25 minutes. I’ve made numerous complaints about it and still to this day two years later the hot water comes and goes. Everything in the building is electrical there’s no gas so you pay for AC central conditioning and your oven. So if you want heat in the winter time getting ready to pay a higher electricity bill. Every time you cook and turn your oven on expect your electricity bill to be higher. The tub is made out of plastic and chipped easily. Should you wash with any type of color cleaning products like green or blue Ajax it will stain it blue/green. When it rains there is a leak in the roof so the water goes through the entire building and all of the apartments. The finishings on the plumbing aren’t sealed completely so there’s water damage to the cabinet and leaks in the sink in the bathroom and the bathtub. Tenants should they fall asleep or forget to turn the water off and have a flood the water leaks into the bathroom and kitchen and destroys the sheet rock on ceiling and Landlord or super do not repair or hasn’t repaired yet one year later. Light went out in the bathroom and Subaru still yet to fix it and the light messed up from water damage from the upstairs apartment flooding. Tenants moved in and are crazy. and the second floor was the older man who lived and I guess had two men come stay over with him and became squatters. The two men that stood with him are drug addicts, thieves, loud, One of the dudes bullies the older man and their friend. So much so the elderly man who’s apartment it was got evicted and the two men ppl who came over never left when the old man moved out and are now squatters for over 5 months now. Now the two squatters the aggressive dust head one bullies the friend who stood behind, caught him runnings for his safety up the fire escapes, hid in hallway closets even slept in the sometimes which cause the super to put locks on all closet doors in the hallway. The aggressive squatter now calls throughout the building up and down the stairs screaming writing upside down crosses on every single door and floor and start, goes around bullying and trying to break into the other apartments, has destroyed the locks on the front door and back door of building. On the third floor is a toxic couple with children who seem to beat each other every single day are drunk every single day and fight in the hallway and the apartment. Usually you should mind your business but when the fighting is in the hallway and you hear these little girls screaming for their life you have no choice but to get involved, The boyfriend is also a drug user and quite possibly the girlfriend Sue and go throughout the building fighting every day screaming even on weekends and early mornings. On the fifth floor seems to be where all the drunk people are. Be prepared for tenants on the fifth floor to be asleep while the water is running and flooding all the apartments from the fourth floor down, tenants in the hallway screaming and fighting and drunk acting belligerent. When throwing out the garbage in the back of the building be prepared to tackle rats cats and raccoons. If you have a delivery to the building be prepared for FedEx UPS or any delivery service to be too lazy to walk up the stairs and leave your package in the lobby. That’s OK but what makes it horrible is when tenants in the building steal your package. So I wouldn’t recommend having anything delivered here even if it is left in front of your door, IT WILL BE STOLEN! When it rains be prepared for the water to come down into every apartment.
Advice to owner:
The super and the landlord do nothing to fix anything in the building except the super is a little bit more attentive. Yes the super will come and try to fix it but not fast enough or it will just be like putting a Band-Aid over a war wound. If you make a complaint about the noise or the other tenants screaming and arguing in the hallway or threatening other tenants all the super and Landlord will say is “ yes we know crazy people call the cops.” If you tell the landlord something is wrong in your apartment he says he would sell the super and when the super comes he sees what the problem is and then says he will tell the landlord. Does anything get fixed? Not really. If you have a problem with another tenant in the building and you confront them landlord the landlord will say that he does not want to get involved in any problems amongst tenants. Even if the other tenant has threatened you harassed you assaulted you and groped on you. You can call the police but the police really don’t do anything in this building they’re called about 3 to 4 times a week and even sometimes twice in a day. They know the squatters and do nothing about it they know that they are drug users and be in the building threatening people and the cops say they know them and will handle the situation but it never gets handled. So for months the cops landlord and Souper know that they are tenants and squatters in here using drugs and threatening other tenants and stealing and trying to break into the apartment but nothing is done. You can call them to make a complaint about some thing with your apartment or other tenants and expect for not much to be done.

Management company is chill and reasonable, the live-in super is nice and cares about the place and the tenants' happiness. Every time I submit a maintenance request, it is fixed (or addressed) within 24 hours which I have heard is not the standard experience with NYC apartments.
Cons:
The courtyard area (not for community use; used for maintenance) can get loud if the super and the men who work there are hanging out or working out there. They're so nice and hardworking that I would feel bad asking them to stop, but my roommate has hade trouble with loud music and talking while on work calls.
Advice to owner:
Keep on doing what you're doing! Overall extremely satisfied

MD Squared is worst property management group

Cons:
Basement rooms were illegal. Property management group was awful! Took months to fix flooding and mold issues. Avoid MD Squared at all costs.

Beautiful, old & charming. We managed to score this apartment during COVID and so glad we did. It’s spacious, has huge outdoor space, and the management is very responsive.
Cons:
We have a ground level duplex and the basement gets damp and wet. It’s old so things come along with the age- wiring and electrical stuff. But I truthfully don’t have any complaints that aren’t typical of a 100 year old building.
Advice to owner:
Keep up the good work. We love this apartment and feel happy here.

In summer 2020, the restaurant across from the building on Bedford ave began playing VERY loud music every single day as part of their pandemic outdoor dining. If your windows face the street and you work from home, the music levels are a nightmare: absolutely not conducive to thinking straight or taking calls. The weekend days are the worst—very loud, thumping music from noon until 10 pm. Many afternoons and evenings too when the weather warms up. It feels like you’re living in a nightclub, and will fray on your sanity. (Many noise complaints were filed, building management attempted to speak with the restaurant. Nothing helped.) The building is lovely and well managed. But if your windows face Bedford ave, then during outdoor dining, the location is basically unlivable if you want any semblance of sustained quiet.
Advice to owner:
Find a way to mitigate the music volume and frequency from the restaurant across the street. Outdoor dining is here to stay, and that is great! But if this level of music continues the apartments facing Bedford Avenue will become unrentable and unsellable.

The worst land lord and management company ever!!!

There are no PROS ! There is no heat for half of the winter ! No hot water because they forget to refuel the boiler leaving tenants 3 to 4 days with out hot water ! No super , disgusting hallways , crack heads coming in and out to live in the roof

No safety, no cameras, your packages WILL get stolen, no fixtures you have to go to court to get things done in this building!! It’s horrible!! Or keep calling 311

Get your shit together! Or sell the building to the tenants , or to another person that actually cares about people that don’t live on 5th ave !! And get rid of MD2 management group !!! The worst management company ever we have had 3 different managers in a matter of 4 years !! Victor! Dennis! Now Avery !! They all suck !!

Nice people. Good community in the building. There used to be a lot of problems, but they seem to have gotten their act together and now it’s gotten nice. They’re about to do a major renovation to make a roof deck and other stuff.

Almost all of the he unit have outdoor space. Great location in the heart of Bed-Stuy.
Cons:
This building has a serious roach problem. Not small roaches either. Large, outdoor, flying roaches can be found throughout the building. The elevator is brooklyn at least a few times a month. There have been several break-ins in 2020 where packages were stolen. The washers malfunction at least once a month. The basement (where the laundry room is located) floods when there's a heavy rain. You can hear everything from the units around you. The super can be non-responsive, but there's also a lot that needs to be fixed in the building so maybe he's just busy. There have been multiple instances where past of the building have fallen off and on to the sidewalk.
Advice to owner:
This building needs a lot of work.
