Location, great access to Trader Joe’s and subway, back rooms are very quiet, overall clean, no major issues (pests, bad neighbors, hot water issues, etc.). 2 bathrooms is also perhaps the biggest pro. Maintenance is also good with responses for service

I did have some packages stolen, overall not great package delivery/security and bare minimum intercom system. Some areas are on a notable slant (i.e., would not put furniture in certain areas due to slant downward). Kitchen amenities are minimal (stove with no ventilation) and also poor ventilation/fan in bathrooms. Also in the winter the windows are drafty and it can get very cold inside. Really only a major issue in Dec-Feb & since I WFH.
Advice to owner:
Updated appliances would be great, stove/oven is extremely small and has no ventilation

Overall Okay But Price Is Stupid

Central Heat & Air, Elevator, Only 3 units per floor, Luckily pretty respectful tenants & neighbors, Pet friendly, Location - not the street but proximity to neighborhoods, Close to subways & buses, Part of union square park so they clean the sidewalks but there's still a lot of homeless being near transportation

1. Every time it rains, my apt ceiling (near the window) leaks to the point the plaster bubbles & explodes. Each time i've had to escalate to 311 to get them to fix. All they do is replaster & paint (sometimes w/ different paint colors), never fix the underlying issue. 2. If you're on street side, under the windows there are gaps in the foundation that cause air to get in so you'll be paying more to control the temperature. 3. Heat/Air is definitely not controlled by unit (ConEd) so you'll get charged more than you likely owe (quite a few months I was gone for weeks/month & bill was same MoM). 4. I believe other units on my floor AirBNB so it's revolving door of people, sometimes kids or noisy people. 5. Wealthy NYU parents paying for their kids so price is high 6. Basement is scary, laundry is not a selling point 7. When I moved in they advertised a rooftop, it's just a roof with a bunch of AC units 8. Mice problem where I had to fill the holes under my sink. When exterminator came in he said I did his job & there's nothing else to do. 9. My apt was HORRENDOUS when I moved in. SO DIRTY and the bathroom smelled awful. I still to this day can't get the urine smell out after so much bleaching, it needs to be renovated. 10. No dishwasher 11. Packages will get stolen, old-school buzzers & other tenants will just let anyone in 12. There has been a security issue. I've seen homeless people get in & hear people banging on the door & buzzing to get in all the time. One time someone robbed the liquor store downstairs & got in the building. Cops/Firefighters were everywhere at 3AM. 13. Busy, not quiet (high school, a lot of fast food, party city) 14. I had dirty water coming through my bathroom light/fan. Reading another review it's probably related to their sewage problem.

Update your security system, add dishwashers

This place is horrid. I would advise any potential tenants to stay far away. Roaches and rats in the stairwell. Mice and roaches in the apartments. Stairwell smells like death and is often filthy. Neighbors BLASTING music during work hours. Neighbor drops trash onto my windowsill. Unsafe neighborhood. Dirty dusty apartments with ceiling pieces literally falling to the floor. Packages constantly get stolen. The building has been broken in to multiple times. The heating pipes and ceiling crack so loudly all night I wake up every hour…. I do not feel safe or secure in the building at all. Avoid at all costs — seriously. Live in a different neighborhood, this place is not ok.

Please remove the rats from the garbage room

My windows faced away from the street and noise levels were minimal. There are 6 floors and only 3 units on each floor, so it’s pretty quiet in the building and elevator is generally available.
Cons:
I got lucky with my neighbors — they were no party animals. But one month away from the end of my lease they moved out, and I got new next door neighbors. I could hear their activities and conversations all the time. Water pressure is okay in the shower, but very bad in the bathroom sink. I would see dead roaches and live mice in the basement all the time, but no issues inside the apartment. The rent here is insanely high and not worth it. There are cheaper options on the market in the area, better keep looking.

Management does not answer. They purposefully ignored us in September when we found dead body parts in our fridge from the last tenant, the unit has flooded 3x and no one will answer emails so we’re now living in a mold infested apartment, Erica and Dinara also allowed our fire alarm to continue blaring for over a month.
Advice to owner:
My advice to Erica and Dinara is to quit. This clearly isn’t the right career for either of you. In order to be a property manager, you should.. wait for it.. need to manage your properties and their issues. Erica and Dinara are neglectful and lazy, they do not care about tenants or their safety.

Had to move out due to bed bugs, the property management did not cover any of the costs to treat our clothes, and I had to throw away my bed. They also altered the documents we had signed stating that the building had not had bed bug issues.

The noise from the streets is borderline absolutely ridiculous. Full transparency- Thursday, Friday and Saturday it will be highest caliber noise from 9 pm - 5 am. Numerous bars and pizza shop keep drunk dumbies on the street until dawn. Also, occasional issue with mice and cockroaches spotted

Terrible building and management

I had reduced rent during pandemic.
Cons:
Worst building I’ve ever lived in and worst management company I’ve ever dealt with (Misrahi). Heat went off completely three times this past winter, during a weekend so it wasn’t fixed for over 24 hours each time. Issues with pipes, appliances, hot water, cockroaches. They leave the trash open in the lobby. The realty company actually lied to me during my move-out process and then gave me attitude when I caught them in a lie. While they thought I was on vacation, an agent tried to show my apartment without telling me ahead of time. The radiators are crazy loud, the underage girls who live under me are constantly having loud, drunken parties that I’ve reported multiple times, and they leave the front door unlocked all the time.
Advice to owner:
Get it together.

It is centrally located in midtown. Tons of restaurants and theatres in walking distance. Very close to many train lines (A,B,C,D,E,N,Q,R,W,1 trains). Close to Central Park.
Cons:
Building is rarely clean. Garbage management is a nightmare. Rats in the basement with the garbage make it terrifying to go in there. Management is hard to reach when it comes to maintenance. Staircase is never cleaned. Dirty floors.
Advice to owner:
Keep building clean. Fix rat issues.

The basement flooded 2 feet during hurricane Ida. Because of the flood, my toilet started bubbling up raw sewage as well and I called the super at 3am begging for help. After literally shoveling sewage water into my bathtub for an hour with a red solo cup to save my apartment, I finally got the tank low enough to take a few minutes to cut the water after the super on the phone told me how on the phone. They didn’t come until the next afternoon. The flood water was literally filled with raw sewage and the basement is where the laundry and trash is, the elevator also flooded. It took them a week to come in and “clean” it up and get the elevator back working. However, they left the flooded elevator floor crumbling peel and stick tiles. Eventually they replaced the tiles I guess my after people complained. But there were a few days that you could just see the wet subfloor of the elevator and I know they just slapped the tiles over that and didn’t actually do the right fizz They didn’t even hire a biohazard team. After I called 311, they slapped paint over the black mold in the basement and patched the crumbling walls. Also, I see another review said their were no pests in apartments… my neighbor had one in their oven and they minds we’ll be paid tenants in the basement 🙃

They also have parties every now and then and when they do it shakes the whole building. - The heat isn't included in the rent and is pretty inefficient - When we moved into the apartment it was not cleaned and was pretty filthily

I’ve been here for a while and have not had any major issues. I’m in a rear-facing unit and the noise levels are extremely low, a very pleasant surprise given the area. Lovely neighbors. I’ve had no problems with the management but have also been quite persistent and have pestered until things have gotten done. Hasn’t been too difficult and no major apartment problems have gone more than a couple days without being rectified. There are some small things they haven’t repaired but nothing that really detracts from quality of life here.
Cons:
Common areas of the apartment are not optimal. The main entrance door has been faulty and remains unfixed, and garbage is not well managed. Outdoor backyard, which is regularly used as a selling point, is in very poor shape and goes unused. When I have used it I have been told to leave by a … unique … first floor tenant.

Location has a lot of noise, especially at night. Allen is a truck route. Rivington and Orchard have lots of restaurants with frequent garbage collection. Crazy/drunk people yelling. Traffic and honking is out of control on weekend nights. Hot water is unreliable. At least a couple times a month we run out of hot water mid-shower or won't have hot water at all. Roof was closed recently without warning. No live-in super. Infrequent cleaning in hallway. Litter & various spillings accumulate on stairs over the weeks between cleanings.
Advice to owner:
Clean more often. Reopen roof. Fix heating / hot water.

My apartment had a carpet beetle infestation, it was obviously not treated prior to my moving in. One of the two dryers broke and has not been repaired in years.

Cons:
Landlord Misrahi drags their feet on all repairs. For example the elevator regularly breaks every 1-2 months and people get stuck on it. The worst case was that it was out for 3 months continuously during the summer of COVID in 2020. The landlord would not reply and refused to invest in a new elevator, instead waiting for a part to arrive from Europe. If you move in, talk to your neighbors and form a tenants association.

No heat all winter

Totally awful maintenance. The boiler broke twice a week all winter, we regularly woke up to a 30 degree bedroom. This happened 13 times (!) and he would always just send the maintenance guy but never really fixed it. Awful experience. Also the hot water went out all the time

Bed Bugs even when they say there’s no Bed Bugs

It’s Orchard Street for God’s sake. I had nice neighbors.
Cons:
I had to terminate my lease two months in bc of a systemic bed bug infestation in my unit that persisted for years before I moved in. They showed up about a month into my stay. I learned through some sleuthing that I wasn’t the first to have to leave the unit for this reason. I was gaslit by management over and over again about the seriousness of the issue and how to deal with the bugs. During a pandemic. Management disclosed (by law) that there had been an infestation in the last 12 months when I moved in but when I asked them if the last tenants left bc of the bed bugs they lied and said no, promised the issue had been eradicated. Obviously, it was not. Also the heat went out twice in the two months I lived there, once during a blizzard, for about a day at a time. I killed seven mice one night? Knicked an entire family living behind the oven. Poor bastards.
Advice to owner:
Stop renting your units until you deal with the underlying bed bug issue in the whole building. Knowingly renting unsafe apartments to tenants is unlawful and predatory.

Cooking gas was broken for many months. No rent reduction or abatement for this, even during COVID. Apartments are falling apart. Building has seemingly zero insulation, you can hear noise from nearly every apartment unit regardless of what floor you’re on. Maintenance is hard to reach and randomly shows up without warning. Shower water frequently not hot. Floors are warped and entire apartment isn’t level. You’re paying for location, not quality of the apartment or the building.
Advice to owner:
Stop doing the bare minimum and conning people out of $$$

This building is invested with rats and mice. We called monthly they never took it seriously. I lived here for 1 year and it was terrible. At one point homeless people were breaking in and pooping in the hallways. There are illegally building up/ above to add extra stories to the building. Do not move here.
Advice to owner:
Get rid of the mice and rats.

We mostly chose this building for its location, super ideal. The neighbors are nice, even though we don’t encounter them often. Access to rooftop (with discretion) came in handy during nice days.
Cons:
Hard to contact super and get things fixed immediately, cleanliness issues, uncontrollable cockroaches (even on the top floor), untreated bed bugs in the building as a whole.
Advice to owner:
Get in closer contact with the tenants, as well as implementing pest management.

There are no pros - counting down the weeks til our lease ends.
Cons:
Management company are impossible to deal with. There have been so many problems both in the apartment and in the general building that have been given a quick fix or completely ignored. There are no cameras in the building, the hallways are filthy, the mailboxes are banged up, there are still Christmas trees in the backyard to be thrown out, the front door doesn't close behind you when you leave the building, yet when you enter the code to enter building you need to literally throw your full body weight at the door to get it open. Do not deal with Misrahi / Brownstone management company or Ray the "leasing agent".

The neighbors are nice and it’s obviously in a great location.
Cons:
Management is nonexistent and neglectful. Nothing is ever truly “fixed”, basically just a bandaid slapped on as a repair. Property manager is extremely unprofessional and rude. This company is all over the place, no one knows what’s going on and the building is in poor shape. The rent is such a rip off for what you actually get: a tiny 1 bedroom with a closet sized kitchen and a bathroom that hasn’t been renovated since it was built. This building has already lost lawsuits due to neglect, avoid!!!
Advice to owner:
Treat tenants as human beings and stop being so greedy. Fix your building up! It’s a dump. Don’t bully people into signing riders that alleviate you from legal liability.

Location is great, vibrant neighborhood close to restaurants and shops. Very walkable.
Cons:
Bed bug infestation in the walls. Management tries to take care of individual incidents but not attack the problem that it’s the whole building. Tip is look how the public spaces are managed, that’s what you’ll expect to get inside. Walls are a little thin and water pressure is just okay. While it looks to be a great deal, it’ll probably be a bigger hassle to live here than to find somewhere slightly more expensive

Take advice from tenants and take care of things like cracks, holes, etc. before they cause larger issues.

Lived here two years: only ever encountered 2 roaches during the summertime and pest control was quick to act. Never saw anymore. The shared walls are a little thin, you can hear your neighbors. No roof access. Electric bill can be expensive due to Heating and air.
Advice to owner:
Allow roof access. This would make a huge difference.

I was on the ground floor. Lofts in each bedroom close to FM train Landlord was very friendly
Cons:
Because it was on the ground floor, the air would come up through the floorboards and it was absolutely freezing in the winter. My oven didn’t work, even though they tested it and said it did, it just caught on fire for me. Right after Covid hit, The only electric outlet in my bedroom died, and I had to have an extension cord give me electricity. They tried to fix it but ultimately didn’t. The electricity through the apt was so faulty that if you turned on the microwave and the tv, the circuit would short and then I’d have to reboot the wi-fi. The floor was so dirty, old, and hugely raked at an angle towards the center of the building. When Covid hit, I got sick, and lost 90%of my clients because I couldn’t teach in person and they wouldn’t “do” zoom. I still kept paying my rent, however... unlike so many others. I finally was forced to move out due to financial hardship and leave my apt and leave 2 months before my lease was up. I always paid on time. The landlord said he’d give me my deposit back, but he lied and never sent it to me even though we cleaned and clear that apt. I heard there were rodent issues in the building, but because I had a cat- I never had a problem. The electric bills were INSANELY expensive, like I was paying for the whole building, though we honestly didn’t use a lot of electrify. But, the heat is electric, and the rate was rocket high.
Advice to owner:
I was shocked about how I was treated during the pandemic after everything I’d gone through dealing with this place.

I like that it’s a diverse community of old people, young people, people who’ve lived in the building for 30 years and the rotating door of young people. Also the location is amazing and the prices are reasonable for the neighborhood. You can hear ppl in the halls but not the neighbors which is cool because you’re never disturbed by walking/TV/music. Nice thick walls.
Cons:
Landlords do not care about tenants. It is SO LOUD. INSANELY LOUD. No noise insulation from the street. The washers and dryers went out in December and I moved out in September because they still hadn’t fixed them (in the middle of a pandemic when everything was closed) AND I saw the brokers who work for the management company lying to potential renters about them working and I called him out on it and he couldn’t even admit that he thought they worked. It was a clear and blatant lie. Also, they refused to answer calls, voicemails and emails when it didn’t benefit them. Also, someone’s crackhead daughter does drugs in the hallways and screams occasionally. It’s disturbing, but she didn’t rob me.
Advice to owner:
Treat your tenants like they’re human beings. Basic decency would serve you well. Also, respond to them when they reach out. It was a pandemic but that doesn’t mean that you can ignore emails that don’t suit you for months.

They charged me for leaving a piece of furniture in the apartment that was there when I arrived. The landlord smoked in the hallways. I even saw him post a “No-smoking” sign in the hall after I complained WHILE SMOKING A CIGARETTE.

Laundry doesn't work as of a week ago Landlord provided a smaller and worse quality fridge when our existing fridge broke - wouldn't give us a better one of comparable cost. Lots of package theft recently. Boxes get stolen and people even have the audacity to open your package in the lobby, steal the contents and leave the empty box within an hour of delivery - not landlord fault but they don't seem interested in installing a camera. Landlord is a bank, per NYC records. Cockroaches in the basement. Crime in area has skyrocketed recently. Makes it feel unsafe at night. Make sure you get everything in writing if you're signing lease because there's things that still have not been addressed. They stole our deposit on move out under the pretense that our trash got them fines from the city. Oh and they came into the apartment a week or so before the lease ended while we were not there, moved our belongings to the middle of the room and repainted the whole place, all without telling us
