You can do much better, for much less.

Pros:
Close to transportation 5 train 9-minute walk. Bx30 and Westchester (Bee-line 60/61/62) at the corner. Two supermarkets are within walking distance. Quite street.
Cons:
Heat and Hot water are not included in the basement apartment with an ill-fitted front door that lets in air, water (rain), and insects (ants, flies, waterbugs). The energy cost for this smallish 1 bedroom is $300-$500 monthly with low to no usage. The smoke alarms go off with an air fryer (WAY too sensitive). Windows abut wall on another side of trash and recycling so no opening (smell). Maintenance(super) is not onsite and management is slow to respond to issues if ever.
Advice to owner:
Replace/refit the front door so that energy costs can be lowered and insects and rain stay out. Get a better management company (more responsive). If I email about water flowing into my apartment at 2 am you shouldn't be responding in three days and sending some around in 11.

Pros:
The management never handled anything until you call the city and file a complaint! We’ve been living here for 15 years and anytime we complain about things that need to be fixed, they send guys to do a shitty job and even them selves claim that in other locations the job they do here would’ve even be acceptable

Do right by your tenants, upgrade refrigerators, sand and refinish hardwood floors, clean hallways, salt the sidewalks and shovel them when it snows, paint and patch the hallways, fix the intercom!!!!

Beautiful new building, 24hr gym and laundry access. Close to train and buses.
Cons:
Always cold in apartments, lukewarm shower water because owner is trying to save on boiler bill. Management company slow to respond to any inquiry.

It’s close to metro north.
Cons:
Dirty, noisy neighbors, if something breaks down it takes forever for them to send someone and when they do they come on a day you are not in and leave a note.
Advice to owner:
Hire a super that can clean and doesn’t complain about doing their job. And when he cleans he should take pride in doing his job.

Management do not communicate with the tenants with proper communication skills. They don’t properly clean the building. And referring to fixing issues in your apartments they do shoddy work, like mode, rats, roaches, Gnats, bed bugs and so and so. This is inhabitable living environment.

They get a F for Failure!!!

Cons:
Management do not communicate with the tenants with proper communication skills. They don’t properly clean the building. And referring to fixing issues in your apartments they do Shoddy work, like Mold, Mice/Rats, Roaches, Gnats, bed bugs and so and so.

-No access to bike room even though it was mentioned when I signed lease.
-The Super is very nasty. He does not clean the building as he should and there is always someone new cleaning the building.
-Management accuses non-smokers of smoking
-heat is never on when needed most
-no access to community room
Advice to owner:
You should have building meetings more often to know what your tenants wants, needs and concerns are.
Allow a tenant association to be formed.

There’s too many people in and out this building that don’t live here they always doing drugs in the basement people let they pets piss and shit in the hallways and don’t clean it IT WAS NEVER ROACHES IN THIS BUILDING NOW THIS BUILDING IS INFESTED WITH THEM RIGHT ALONG WITH RATS MICES LITTLE BUGS THAT LOOK LIKE ANTS PEOPLE SPIT IN THE HALLWAY THEY LEAVE GARAGE IN THE HALLWAYS THEY NEVER TAKE IT DOWNSTAIRS THIS BUILDING NEEDS A 360 MAKE OVER ASAP!!!!

They NEVER REPAIR ANYTHING, VERY SERIOUS RODANT PROBLEM! Walls are very thin you can literally hear your neighbors conversation. I have been living here for over 20years and I only stood hear you raise my children who are now grown. Overall the neighborhood is quiet but the building itself is worthless. The management do not care! They just want there money!

Do better! Changing your company name and still being careless does not change anything!

If you are part of the program that this building had to offer I would say their lack for their prográm people they go all out. But if you like myself who pays their own rent. Then you in for a surprise. Management doesn't care about anything but their rent. I've been taking to housing court About 15 times because their personal who accepts the rent don't do their job on updating their system. Now what do you think that does to my rental history

If they would keep their screening process like when I went to my interview and keep to their do's and don't. And get their cameras up and running and keep the drug's out of the building it would be a great building
Advice to owner:
Stop the entrance to the building on the outside. Put your intercoms on the outside of the building. Get a better security door with the modern key fobs and put the intercoms direct to the tenants phone. It will stop allot of the unwanted traffic this building has. It's like this building is the local stop and get high. Haven't seen this type of setting since I visited my sister in-law in the projects on Webster back in THe year 2004

Walkable to D train and 41 bus
Cons:
The neighbors are the worst! They are noisy and have parties up to 3 am in the morning. Very inconsiderate of others. The building is also horribly built and you can hear every single movement your neighbors around you make.

The building had a gym, which is never kept clean. A laundry which is the dirtiest laundry I have ever seen. And the garbage disposal system is a mess.

The property owners are very unresponsive especially to maintenance issues and there is always hot water problems.

I DO NOT RECOMMEND.
Advice to owner:
Do better. Be more responsive. Have a better vetting system before you rent to people, other people are made uncomfortable by the disrespect of others.
